Sorry... I can't edit this so will just add more here:

A Realtor told me this important tip for anyone putting their home up "For Sale By Owner" FSBO --be sure to advertise it as One Year Home Warranty Plan Available. (What most people don't know is that if the buyer does want it they can get it...it comes out at closing and the buyer pays it! At least it is that way with AHS American Home Shield | Home Warranty | Homeowners Warranty | Home Protection Plan | Selecting a Home Warranty | Purchase a Home Warranty | Home Protection Options and it is not expensive --like $356 to cover them for the first year in case the whole air conditioning unit would go out or some other thing. Neat deal and not just something Realtors can do!!!!

Just be sure if you are doing a FSBO (For Sale By Owner) in the Springfield, MO area* and your buyer wants it it should be on the contract but do make your title company aware of it.


*Nixa, Ozark, Willard, Republic, etc

There are now numerous FSBO companies charging as little as $89 for one month to get a home listed on the MLS (which sends it to Realtor.com with pictures).

Default To see pictures of the property do this

If you don't know the owner's name simply
Click on property search
Choose address.
On the left click on photo

Click on sketch if you want to see how big it is. You will want to check this every time as some houses will have extra square footage included that are not year round living areas. I made sure mine is correct so that I do not pay taxes on anything I should not be paying taxes on.


When you go to buy a house you will want to make sure they have not figured in areas that should not be included as it might not be nearly as big as you thought.

Greene County, Missouri

You can do a tax lien search and also the real estate search. (They will both show lots of interesting things.)

I will put this here.I bought some property for back Taxes.The Taxes hadn't been paid for 10 years.Well I got a Tax Collectors Deed from the Courthouse.I asked them if I could do whatever with this place or would I have to wait? They said no the Taxes hadn't been paid in so long I would have no problem.

Well this was 3 years ago.I just found out they told me wrong,that in order to get things right I would have to go through a Lawyer which would cost more than the property is worth.If I build on it I take the chance of losing it if they want to come back and take it.And this could take up to 25 years.

My wife keeps trying to get me to go ahead a build on this property and take my chances.Which she is right they probably will never come back and try to get it.

That looks like a law firm who does them. I was doing a search for the house in the 2900 blk of S. Chambery Ave in Springfield, MO.

When the link opens do a search on GREENE to get to Greene County for Springfield, Mo.
