Take care.
Frosty Lane, an area of Ozark full of rentals, is constantly mentioned in the local paper for police calls.
Must be a "section 8" area due to the large number of police calls to the area.
Beware of the typical "modular" style apartment, townhouse, duplex, whatever.
The floors are a weak point for noise transmission.
Neighbor kid hyperactive and has a favorite ball and the adult/parent/guardian/whatever has no common courtesy? You may be hearing BOUNCE BOUNCE BOUNCE BOUNCE for HOURS daily.
Very noisy rental units abound.
Ozark traffic bad for various reasons.
Nixa more expensive.
Perhaps cost will keep the noisier riff-raff at bay.
The gear heads lusting after their loud vehicle exhaust idiocy can make your life miserable.
The air-headed gal next door who did not understand the concept of, perhaps, quieting things down at 3 am on a week-day work night had male guests whose lack of mufflers on their large V8 engines did not refrain them from several minutes of up and down revving of said engines before shutting them off.
Property management firm would do nothing and using law enforcement can be risky either due to direct confrontation with mental midgets or their ability to damage your vehicle or perform other acts to make your life miserable.
Decent law-abiding folks have little power to confront the trashy folks of the world.
I highly suggest you seek a rental house without shared walls.
Lots of rental houses available likely due to the economy and folks moving in with each other.
Look for the on-line crime map for Greene County to assist in finding a decent area in Springfield.
You are more likely to find a house in Springfield at less rental price than an apartment , townhouse, duplex, etc.
And less trouble with scum sharing your immediate space.
You have been warned.
Craig's List is a decent source for locating local housing.
Be aware of the large number of college students needing housing.
I would not totally shun Ozark but in town itself.... ughhhhh. Maybe an outlaying nearby outside the city limits dwelling. Maybe.
Oh, the townhouse I rented on Hall Street where there was noise and break-ins and riff-raff and a slow-to-respond care-taker.........
When my year lease was up I was told i could re-new at the old $425 a month rate while the new lower rate displayed in the newspaper was $375.
In general, some rental rates have fallen. Leases are common. Rental houses owned by individuals less likely to have year-long constrictive leases.
I left the townhouse immaculate. It was only me and i did stuff like smoked ONLY outside always to preserve the paint.
Did not use the oven, that was dirty when I moved in and was not cleaned when I demanded.
I truly left that townhouse cleaner than when I moved in and had before/after pic to prove it.
Yet, the property management firm still charged $90 for unneeded carpet cleaning. Did they really hire it done or was that "free money" for the firm?
It was not a cost effective evolution to fight them in small claims court and those folks know it.
Consider the non-business owned and non-property management firm operated house to avoid leases and excess greed and take plenty of before/after pics to protect yourself.
It's a jungle out there but I finally found a small shanty with regular folk owners and life went smoother.
