Hi all,

I am hoping I can get some guidance here.

My parents are trying to get moved to the Springfield area, and I will be moving with them. They currently live in Ste. Genevieve, and I am in St. Louis.

We have been scouring the real estate sites, craigslist, and have found some decent properties with all the qualifications that they want, and in the price range they want.

The problem is, it seems like everything is either in foreclosure status, short sale (which is an oxymoron because it takes longer!), or priced way over what it is worth in today's market.

We are planning a trip over in the next month to just do some driving through the areas to get familiar with more than what we can see on google earth.

Are there any good buys that aren't in short sale/foreclosure status?

Actually, let me ask this....when you guys are driving through the areas that you live, are there many "by owner" for sale signs out?

I know they want within a 10-15 minute drive of town if it is in the country. They like the south area, Ozark/Nixa/Republic, etc. As well as in South Springfield.

We are just having a devil of a time finding something that doesn't require a crooked bankster's hand in the deal.

What, specifically, are you looking for in a property? I suspect that you'll get some good feedback (and probably some unwanted spam ) if you describe what you're after.

The internet is awesome. I'm the first to sing the praises...

BUT. With the zillions of websites and gazillions of people out there shouting for attention on THEIR properties...it can be dazzling.

And just buying FSBO may not be the answer. (Have you checked sites like FSBO Homes For Sale By Owner | Real Estate Listings For Sale By Owner at FSBO.com and craigslist classifieds: jobs, housing, personals, for sale, services, community, events, forums) In my humble experience, a significant percentage of the FSBO's are asking more for their property than the market will bear, hoping that some "crazy Californian" will happen by with dollars falling out of their designer pockets. (Voice of experience, here...)

I'm not as familiar with the Springfield/Ozark area as I am down here at the lake, but if you can hook up with a hard-working knowledgable full-time realtor who really cares about the long term relationship with their clients, you CAN find good deals...but honestly, you must know you're not the only one looking for them so when they pop up they won't last long!

Good idea to come down & roam around, hook up with the above mentioned angel in realtor-garb, let them give you an overview~orientation about the areas you're considering, let them get to know you so they can help you find just the right place......should work.

P.S. It may not be a totally bad idea to CONSIDER a short sale, you know...you'd be helping someone out of a jam.
