Seriously, how is it that we have the worst mall in the country? I've been to podunk towns in Iowa that have better malls. If you want a Gateway (SLC) mall. Vote here!

I think we could make that one better. But the cost of building a new one would not attract very many new businesses. My question is, why is the Mall so close to the Outlet stores? Who in the world thought that one through?

Thats a mall? I thought it was an overglorified shopping center!

As a person that spent all his working life (50 years) in the business world, and the last 20 as a commercial real estate broker and developer, I can answer that question.

As said above, there is not the population and potential draw to make a large mall feasible and financially a possibility. If St George was the mecca for a large area of shoppers being drawn to St George to shop as it would be too far to go anywhere else, it would be different.

Las Vegas is too close, and will always draw the heavy shoppers away from St George from the South, and also draw a lot of shoppers from St George itself. St George businesses have to compete with Las Vegas where they have a huge variety of shopping. People will go down there for the weekend, shop, cheap hotels, and cheap meals, and make a fun weekend get away for a reasonable price.

Actually the factory stores near the mall, is good for both of them. If one can keep people from leaving town, they will shop at both areas. I spent a few years in the furniture business. We would always look for another store for competition, when we opened another store. Two stores side by side, will draw more people and will do about 25% to 50% more business than a single store. If there was no competition, we would just open two stores side by side with two different names. People would shop back and forth between the stores, and we would do 3 to 4 times more total business than we would with only one store.

It would have been better for both if they could have put the factory stores even closer to the mall than they were able to. They would both have done more business, and kept more people in St George instead of driving to Las Vegas.
