I would say that St. Louis is fairly comparable to Memphis but think you might pay a little more here in some areas and around the same in the higher end neighborhoods. Now to answer you questions on neighborhoods near SLU High School I would have to say, as a realtor, that there are many good neighborhoods near the school. Since you said a price range, I would say that you would do very well looking for a home in what is called the DeMun neighborhood here. The zip code is 63105 and the area borders Washington University and Forest Park is just to the east. On the other side of Wash U and just west you would search 63130 for University City. If you go to any other neighborhoods around SLU in that price range you might get a lot more for your money because a home in that range would be priced higher than what the area would be able to support. There are small sections here and there though. Again, this all depends on your meaning of "near". Send me a private message or email with what you are wanting in a home and I can send you some that are available. _

After mapping it, I would rather live around town and country, des peres, ladue or even kirkwood. based on a quick search, it looks like i'm going to find a house in the 400k's with big,new kitchen and 2800 sq ft

There are so many great neighborhoods in St Louis and I believe you will have many great homes to choose from. If you decide on the Kirkwood area, you would have some commuting to get to the HS and with the Highway 40 construction-that can be tricky.

I might also suggest the Hill area or Dogtown as possibilities that would have an easy commute.

As home stagers, we work with great real estate agents in the area, so if you need a referral, drop me an email and I can supply you with some names.

We currently have a high inventory of homes to choose from so you should find the search fairly easy to match your requirements. Welcome to our city and let me know if you have any additional questions and I will assist in any way I can.

Any home you find in Town and Country or Ladue in that price range will be a tear down. They might be nice, but they won't be any kind of investment, because a tear down will always sell at a tear down price but that doesn't mean you can't enjoy it while you're there. I also wouldn't consider these cities near SLUH.

I looked at Dogtown and wasn't terribly impressed - seemed like much older homes without alot of updates....

I actually would be surprised if you could find a home in those areas in that price range-probably close to 600. You could probably find something in Brentwood though-it would be worth the search. Good luck!

You can find a home in Town & Country in the 400's range, but more than not won't be, they will be more. T&C has some pricey homes. Ladue is out of your price range more so than T&C. Don't bother with Ladue, and as I said, you can find something in $400's range in T&C if you really looked hard and maybe it didn't have everything you wanted.

You will have better luck in Brentwood, parts of Des Peres, Creve Coeur, Shrewsbury, ....parts of Kirkwood and Webster....etc...

T&C=tough to find, but possible
Ladue=not gonna happen for you

Try some of the others, all fine areas.

Areas close to or in the city have many older homes.

SLUH btw is the high school, people in STL call it "SLUH High" or "SLUH"
Saint Louis University is the University, and people call it "SLU"

And yes SLUH is in the city, very similar to other cities that have the urban University and high school of same or similar name also in an urban area. Many people commute to SLUH from a wide variety of areas and distances.
