Hey folks,

Have been looking for information on the West End, specifically the southeast few blocks (Enright/Cates/Clemens/Cabanne west of Hamilton) as I noticed some beautiful houses and neighborhood seemed to be relatively stable. Still, vacant land on Delmar south of there and I understand it's, at the least, adjacent to some rough areas.

Any thoughts or experiences from anyone living in or around there, or just folks with information, much appreciated.

I'm the wrong guy to answer, I'm pretty southside (city) centric, but I've always though the West End was pretty ripe to join the Central West End.

There is some lovely housing stock, but many other buildings in that immediate area that have been lost. There is certainly a gentrification push from the Central West End, but Delmar is a historic and powerful demarcation line that has a significant effect on settling patterns. As a whole I think it's a solid place to invest in property if you don't mind living there now and if you intend to hold on for the long haul. I do think there are some south city neighborhoods for whom gentrification is pushing on multiple sides that might have more upswing potential in the short run, however.
