Maybe was just some warped humour that made tomturner create this thread... yea!
PS: no offense intended towards JeffCo - have friends that live in that area, and I used to work in there too; its good/nice for what it is, but its not an Upscale Urban area...

I am all for the revitalization of ESL. I'm actually trying to get involved with a couple of different organizations right now. The fact of the matter is, ESL is NOT a real estate goldmine, no matter how optimistic you are.

Not so much east saint louis but more like mid town, that is where are the rehab for housing is going on , so if you want to invest in houseing mid town is where its at.

Ive actually been all around East St. Louis about 15 or more years ago. My cousins own a concrete company in that area , and I use to help them out when they were short handed. I poured many sidewalks for East St. Louis City. It was dangerous then, and it still is today. I know a St. Louis school teacher who lives there, and just last Christmas her house was shot up in a drive by ( they were not the target ), and this was the 5th time in 4 years it has happened. They dont move because they really cant afford to. Reminds me when my Dad worked at KSDK and someone once ask him about a fire or a specific murder in ESL. I forget which it was. He answered that it happens so often, its not even news anymore!
But, one thing East St. Louis does have is some absolutely fabulous Architecture. Back in the days of old when ESL was a thriving city [ about 75 years ago] very wealthy families lived there, and there are some structures still standing that are unbelievable. Some once even put the majestic old homes of StL to shame. Though many have been vandalized, fire damaged and used as crack houses, they are so well built they most likely could be repaired and magnificent once again. But I sure wouldnt want to attempt it.
So unless the State is building a new highway through or we are finally going to get another bridge spanning the old Mississippi , I seriously doubt property value will do much more than is right now. And last I heard you could pick up around a block of ESL property for a couple thousand dollars. But what do you do once you have it? Insure the heck out of it and hope no one finds out you own it?

Wonder if TomTurner is talking about buying properties in areas that strip clubs are building? Now that might make you some money, for a little while.
Just for fun, I did a search for properties. East Saint Louis, IL, Real Estate Listings and East Saint Louis, IL Homes for Sale - Realtor.com Yup , they are affordable.
