Property w/5+ acres available near St. Louis?
Hello! It has been great reading all of the informative posts over the last few months and I hope you can assist me. My family will hopefully be moving to the St. Louis area around May. We are coming from California and want to buy property with at least 5 acres to get away from people (no offense!!). We are only interested in Missouri property and have a limit of $250k.
I will be working in downtown St. Louis and am willing to travel up to 45 minutes (preferably less!!) to work. We have been researching various real estate sites but have not found many properties available. Is this pretty typical? I was hoping that the housing slump would have provided us with more options than we're seeing. Any input?

You won't find much available in five acre tracts or lots within 45 minutes of downtown in your price range if it includes a house. Go out to Herculaneum (southside), St Clair (westside),O'Fallon (NW). These properties are probably further than 45 minutes to downtown. The days of acreage are fading.

I wouldn't expect to find lots of acreage within 45 minutes of St. Louis for $250k. Missouri's usually cheaper than California, but not by that much.
You might be able to find a lot, but I wouldn't expect to find a lot with a house for less than $250k. Do you plan to build your own house? If not, how many bedrooms do you want?
Here's 12 acres in Hillsboro with no house for $154,900. According to Google Maps, Hillsboro is about 50 minutes from St. Louis http://realestate.stltoday.com/RealE...lid=363-751585
If you could convince the property owner to break up the land maybe you could buy 5 acres of this 25 acre lot which right now costs $233k. It's in De Soto which is about 50 minutes from St. Louis

First, you won't find that much acreage for that price anywhere in St. Louis City or County. Land is at a premium in the metro area with 1/8 acre lots sometimes selling for $200,000 and more in the better neighborhoods. However there are options in Hillsboro and Wildwood. Wildwood is much nicer and the school district (Rockwood) is fabulous. However listings in that price range are far and few between. You also will more likely only get 3 acres as Wildwood is pretty much zoned for 3 acres anymore.
If you take a look at the attached document you will see some of the currently available properties for sale that might meet your criteria. Some are much better than others. I would particulary pay attention to the last listing as it looks to be to good to be true in Wildwood.

It's hard to see anything from the photos but the last property is really very lovely and it sounds like it may be a foreclosure or short sale.

Veggiegirl: There are properties in Franklin county that meet most of your nees. I have found 2 so far. 1 is 2 acres 3 BR, 3BA for $250K. another on 4 acres for $225K 3 BR, 2BA. I will DM you with additional information. Good Luck to you.

Lincoln or Warren Co. may have some properties, but with the traffic and everything it'll be more than 45 mins.

I recommend looking into unincorporated North St. Louis county. up near the Missouri river there are usually large lots. for example just a quick search I found 10 acres with a nice ranch house near Florissant for $420,000. STLtoday - For Sale
this home is near the river and pretty isolated for being in the county. Although this part of north county is booming, the homes being built are very nice and range from 300-500 in this part of "far north county". This is also in the quality Hazelwood School District. This is a good part of the district which is the largest in the County. The western part (Haz. West) is the best, the Central (Haz. central) is still very good but not as good as west, and the eastern part is probably the worst Haz. East, but central is still a nice quality area that is actually growing. But the douglas road area is still very secluded and there is still lots of farmland around this area of North County.
Heres another home on Douglass for $300,000. A nice little ranch on 6 acres!! for only 300,000 and you would be 20 minutes tops from downtown, maybe 25. STLtoday - For Sale
Give this part of North St. Louis County a chance, it is still very rural and many large lots, yet within a half an hour from downtown. It may be just what your looking for and in your price range as well.
