Castle Point is horrible
I live about three miles from Castle Point, and am an active real estate investor. IMHO, you could hardly do worse than Castle Point. It is a cesspool of crime, and loads of foreclosures and vacant homes. As another poster mentioned, since it is unincorporated they rely on St. Louis county for police protection. They also rely on St. Louis county for code enforcement which means on the one hand, lots of houses are dilapidated and nobody ever seems to do anything about it ... but on the other hand, since it is a "housing conservation district" you have interior inspections when you go to get an occupancy permit. Yes, you can pick up houses there for nothing. But you'd have a hard time finding a worse place to invest in St. Louis.

Castle point is a drug infested area run, worse area in north county
Do not do anything in castle point it is a drug infested area that people cannot sell their homes in. It used to be an area that working class people bought homes in. This is by far the worse area in North County. The prices are dirt cheap for a reason.

Try Ferguson instead
I'm pro-North County, but I have to admit that Castle Point is a pit. It has been seriously crime-ridden for at least 20 years, and I foresee little chance of improvement unless drastic measures (like large-scale demolition) are taken. If you want to invest in a rising community but still get a bargain, try Ferguson.
My neighborhood, Old Ferguson West, is prime for rentals to UMSL college students.....if only someone with good sense would actively market to them.
Check it out: Welcome to Old Ferguson West.

castle point area
What a nice area! It is near major thorughfares like Hwy. 367, Chambers Rd and I-270. You can be at the airport or downtown quickly. There are lots of stores and churches around there along with a unique archictectural setting with the nearby Top of Tower Apartment building and the Lewis and Clark Branch of the St. Louis County Library. Very Unique! Several nearby parks are featured with Lewis and Clark Elementary right in the Castle Point neighborhood. The Riverview Gardens Middle School is also very close to this neighborhood. There are over 1,400 households in Castle Point knitted comfortably in the 0.7 square mile area. It reminds me of what they used to say on "Cheers"...."you want to be where everybody knows your name."

I lived in Castle Point several years ago and yes, it is rough. It is located near the Moline Acres manicipality off Chambers Rd and HWY 367. Even if you are looking to rehab, I would strongly suggest against it. One of the reasons is that there is a reason property in that area is so cheap. I doubt you would get a handsome return on your money if you were to invest in that area. Additionally, while you would be in the process of rehabbing a house in Castle Point, some of the rift-raft would surely assist you with the work by giving you more work to do because they would vandilize it. it is a low income area, very thuggish, with alot of condemmed houses. Some of the houses aren't bad, however, a person living in one of the better homes may live across the street from an eye-sore of a home. The crime rate in Castle Point is high also.
