Basically, the reason south county is less expensive than other areas is because unlike a lot of cities, most of the jobs are located within the county rather than the city. So, in the morning the area on 270 between gravois and manchester is at a standstill. However, if you're actually working downtown... south county is amazing because there isn't really traffic on 55 north in the morning, and only a little on 55 south in the evening. The only real problem with the mehlville school district (which is the name of the area that actuall feeds both mehlville and oakville high schools) is that school has more of a focus on sending students to community colleges rather than 4 year institutions. That and both lemay and arnold neighbor them, and they both have less than stellar reputations locally. Lemay is generally a trashy urban area, while arnold is a suburb that is in a neighboring county.. which itself is very rural much south of arnold. So, that brings some difficulties.

That is great information. What about Affton and Bayless. I know they are not on the most desirable list, but are they OK? Do they have a good reputation?

This is the first I've even heard of the Hancock School District. I will look them up on the internet, but can anyone give me there thoughts/opinions on Lemay? We plan to put a contract on a home sometime in June. We really want to make the right decision for our family ~ our kids are elementary school aged.
