I've heard pretty good things about Tower Grove, though Tower Grove East and Tower Grove South are different.

North St. Louis is seeing gentrification, but I think it still has a long way to go before property values go up significantly.

North Saint Louis has a lot of stigmas to overcome before I would call what's going on there "Gentrification". There may be some improvements being made in the buildings, but the communities are a long LONG way from feeling family safe and friendly as you would find in a gentrified neighborhood. Just IMHO.

Yes, but North St. Louis is a huge area, and suggesting that the whole area must overcome its stigma before one teeny little section called Old North can gentrify is sort of silly.

Yes it has a long way to go, but it has already made a surprising amount of progress and its proximity to downtown should certainly lend a hand.
