housing in west county
i am exhausted from the effort of trying to find a house in this city! it is appalling! i have gone all the way to $400, which i thought would be plenty to find something here, but no. at that price, linoleum floors, formica counters and terrible floor plans. one house even had dog poop on the floor! i don't know what i am going to do, because i have looked at over a hundred houses, which one is exactly like the next. all the floor plans are the same! where is a decent neighborhood, 300-400k, with nice homes?????

Is there any reason you feel like you need to live in the most expensive area in the St. Louis area?
Fear not, we can help you find a great place on your budget if you tell us a little more about you and what you want.
How big a house? Where will you be working? Do you have kids? What kind of neighborhood do you like? (walkable area with indie shops or newer "outer ring" style with big box shopping where you'd depend more on your car)

i am coming from el paso. i currently have a 3000 sq ft. home and all the furniture to fit it so i need something that will accomodate my furniture! my current home has granite counters and ceramic floors, but i understand i am going to have to get over it. i placed my daughter at cpop, so i don't want a 45 minute commute to take her to school.

This is tricky!
The problem is that few houses (other than teardowns, which will be way out of your price range) are older (around 15-40 years) and just weren't built as big as you want.
I think you can get a home as updated as you would desire in West County, but they'll usually be more in the 2200-2500 sq ft range.
Even in St. Charles County, 400k won't get you the biggest or nicest houses, though you can get the space you're looking for more readily, I still don't think you'll find them finished as nicely as you would like. Here's an example of a place in St. Charles County that would give you about a half hour commute to your daughter's school that might be what you are looking for. yes, i think that is my problem. i am at the point of being willing to update but i still can't find a floor plan with big enough rooms to accomodate my furniture (which sounds like i have so much, and i really don't, so i don't get it at all). some of the homes on the list above are ones i have seen, one was the dog poop house..... this is really frustrating! i really was not prepared for the price difference here.

Fenton could work for you I should think. The homes are newer, and the area tends to be a bit cookie cutter, but if you are near 141, you'll have good access to West County.
The area is growing by leaps and bounds, so I don't know what 141 north is like in the mornings.
Fox is considered a less desirable school district, which might slightly affect your investment though shouldn't pose a major problem fro you since you're going the private school route.
I guess I'd be surprised if you found prices there to allow you what you're looking for. On a quick search of realtor.com, I didn't see anything that obviously fits your needs, but that doesn't mean your perfect home isn't out there.

This place looks promising: Single Family Home - 4832 Romaine Spring Dr, Fenton, MO, 63026 - Realtor.com
Also appears there are several homes on that street for sale, which may provide you some bargaining room
