For those not waiting until next year's filings, and initiating the amendment to their 2008 taxes instead...I assumed with my statement that last year's taxes had already been filed/settled/paid. Obviously, if someone were in deficit or owed the government... they would only be awarded the proceeds.

I'd definitely say The Grove. You can still buy a house for gut rehab for $10-$40K. And home prices haven't taken a hit, though they have plateaued. A lot of good things have happened there, but if anything thinks it's already "there" you couldn't be more wrong. Neighborhoods can take (and often take) 10-20 years to get established as revitalized, with many fits and starts along the way. The next couple years should show how far The Grove will come. I would have to agree with The Grove being the "next." This is obviously an arbitrary question, like most on this site, but this neighborhood has so much potential. Great homes that could rehabbed, Manchester restaurants on its border, and the new pedestrian bridge that goes from the neighborhood to Barnes/Forest Park provides easy access to a world class park and hospital...not bad if you think about how cheap it is to live there.

Tower Grove South is a huge neighborhood that is still on the rise. I'd still look to buy there with the added benefit that a large part of it is already "there." There's very smart, very good deals still to be had...lots of very well maintained, non gut rehabbed homes in a neighborhood with price stability and name recognition. You just have to be patient and wait for a deal.
