Thanks again, Boomboxing and Aaron - I really appreciate your help! Right now we are living in the Lindenwood Park neighborhood (not far from St. Louis Hills) and are just unable to find anything in our price range.

We were looking at a small fixer-upper off Brentwood Ct. for 79k. Uh, you can find something in your price range in the city.

Call a realtor and try looking for foreclosures or short sales, esp. on 2 bedrooms. You may be able to find a place in Southampton or Princeton Heights on your budget.

You should definitely be able to get a small two bed/one bath home in the 63109 area code for $75K, but it probably won't be a brick home, and if it is brick home it probably won't be in great shape. You should have a lot of luck looking at two bedroom single story frame homes that will be in decent shape.

If you look at other areas, there are some interesting homes in safer areas than GP:

My big concern beyond GP being safe or not is the fact that those brick homes are a money pit when it comes to maintenance. Even if you buy one for a really low price in GP, that isn't going to change the maintenance expenses. Be sure to budget a few extra thousand dollars a year for one of the GP brick homes over a little frame shoebox house in Southampton. In the end you might spend less money per month on a $100K house in Southampton over a $75K house in GP when you look at the mortgage plus maintenance expenses.

Like others have said, it's on the rough side. However, the only way for a neighborhood to improve is for good people like you to move in and work to make it better. Cherokee Street and the surrounding area is ready to explode, and if you were to buy in and stay there for a few years, you might get a good return on your investment.
