Default North of Delmar & Union?
I'm looking at a house just north of Delmar & Union. Any thoughts on the area? I'm already planning on private schools so public schools are not an issue.

I've been to the house. The street and house itself are great but I'm not sure about the surrounding area. Is this area starting to recover?

If you are looking at houses on Windermere Place or Beverly Place, you should be fine. The surrounding area is rather sketchy but has been getting a lot better in the last few years. The housing stock in that area is really good so I hope the progress will continue.
