Maryland Heights...
Hi all.
My dad just got a job in Maryland Heights and I volunteered to research where to live. My parents are empty nesters, in their late 50's, and are looking for around $160,000 for a home. They were burned the last time they moved: they bought a house that looked great, but was in a not so great part of town. They're not looking for anything big or fancy, just a nice, safe neighborhood to settle down for a while. Any suggestions?

I agree, the area is nice. However, if you start going South, the price will begin going up as you edge towards Creve Coeur. I think with the price range, you'll be just fine.

Thanks stlcitygirl!
I agree with you guys, for that range, Maryland Heights creeping into Creve Coeur and unincorporated Creve Coeur is the perfect option! Condo market in those areas lay right in that range for a nice sized condo. Per single family home, affordability would be better in MH, though you MAY be able to sweep something up in CC in this market within that range, as well.

Maryland Heights actually covers a pretty large area so it depends where your dad's job will be (east or west of 270? way out by the Missouri River? north or south of Dorsett?) As mentioned before the further south you go the more expensive it gets. Rush hour traffic on 270 is quite variable and much depends on how far your dad wants to commute. There are a lot of condos in the area and also a lot of rentals, so they may want to rent for a little while before buying anything. I know people living in condos in Westport Crossing, Springdale Village and Seven Pines, and they couldn't be happier. Look in both the 63043 and 63146 codes (depending on where your dad's job is located) and you are bound to find plenty of nice places for your folks to live. My guess is right now there will be more options at their price point than you may want to research, so they should narrow down exactly what they want.

Here's a listing for a condo in the neighborhood I lived in for years. I actually had an end unit town house like this, but the floor plan looks completely different (mine was built in the late '80s, this one was built in 2009). It's a nice, quiet neighborhood that's surrounded by the woods that back up to the Creve Coeur Lake area.
13174 Royal Pines Dr, Saint Louis, MO 63146 - Zillow
Here's the listing website:
Coldwell Banker Gundaker -- Your site for St. Louis Real Estate
It's one of the 3 blue houses clustered near the lake in this map. This will show you how easy the access is to highway 270 (though don't be deceived, Page Expy. goes past but there is no access - you have to get on at Bennington, which is only 2-3 minutes away, not far).

That is a great area. It's quiet and you are near one of the nicest parks in the state. My wife and I live just a bit south of there.

I was born & raised in the area of Creve Coeur Park. Check out Phesant Run...25 years ago it was a nice place to live. Been away from that area for some time now.
Mckelvey Rd. area...Ameling area...Ross Ave area...Fee Fee off of Bennington...these were all ok places.
I wouldn't go much east of 270/Dorsett. Even back then that area was pretty rough.
Good Luck !!!

My wife and I have been east of 270 and Dorsett thousands of times and have yet to encouter anything "rough," except for perhaps a road that needed better pavement.
I think you mean east of 170 and Midland.

All behind the gas station behind where vago bar use to be, down from the firhouse, that back area. Plum...Apple all of those streets.
