Congrats Becca!!! IIRC your a dog person and owning makes it so much easier. I know so many renters that have had to give up dogs, that would kill me. My large fenced in yard is roughly 99.999999999% of the reason I live were I do.

I have an appointment on Monday to close on my re-fi. At todays rates who can afford to rent?? Even on a depreciating asset like a house. I took out a 10 year note for less then a studio apartment ($600/Month) without a huge fenced in yard or attached woodshop.

Thanks! Yes, the house would be amazing for my dogs My mortgage payment won't be bad at all, it's the taxes that suck... but still, it'll be less than $200 more than what I'm paying for rent now.

Money will be tight and I will absolutely have to stick to a budget. Won't even be able to afford cable. But those are sacrifices I'm willing to make.

Offer is signed and sent to the listing agent! Now the waiting game! We're thinking we will hear back this weekend

Congratulations. Is it in the village? Make sure you get a home inspection so there are no surprises and follow him on his inspections to learn how things work.

What about your apartment in terms of the lease agreement? I know when I bought my house, the lease for the apartment I was leaving didn't expire for several months and I had to have someone willing to rent the apartment in order to not pay rent and pay a mortgage for 6 months.

Well I put the offer in Friday, they countered yesterday, and I accepted! Signing the papers today!! THIS IS CRAZY!!!

My current lease isn't up till May and I'm waiting until it's official to tell my LL. My lease stipulates I can break it, but lose my security deposit and one month's rent. But my LL is really cool, so I'm hoping he'll work with me since I'm buying a house... and I can definitely help find tenants. I already had friends contact me saying they're interested in the apt if I did get the house.
