My wife loves HGTV. And I do to up to the point that I realize what's actually behind these crappy old houses in NY.

They go in with a 50k reno budget and start shopping for granite countertops and travertine tile. With these old house a 50k budget will barely get linoleum floors and Formica counters after the stucture is brought up to modern standards.

Against my better judgement we shopped for modulates again the other day when we got rained out. A very basic modular, 1200 feet, is about 130k plus land. That price included site improvement but not the land so call it a buck and a half. Which is about what it would cost in any state. Once you discount the crappy old houses, and I completely discount them, the myth of lower housing costs in NY stares you right in the face.

The problem with that is that you would have to do that with any state and you go back to square one. it isn't a trick, but a fact about housing in Upstate NY in terms of home prices.

I think you missed the point. Average housing in NY is cheaper but that's because most house are worth little/nothing. Discount the old garbage and and the average price is about the same as anywhere. Then NY taxes knock the ball outta the park in favor of other states.

No, it doesn't work like that, because you would have to do the same for every state, take things individually and that is just an assumption anyway.
