We tried to sell by owner late last summer, at what I assume was the tail end of the "season". We had plenty of showings, but around October they quickly dropped and became non-existent by the winter, so we took it off the market. We re-listed with a Realtor 3 weeks ago (same price) and haven't had a lot of activity.

My Realtor is "disappointed" and is already mentioning dropping the price, but I think that it's too early, and that the "season" probably just hasn't really started yet.

Does anyone have any insight into this?

I think more people start looking around May or June due to school letting out and maybe even for weather related reasons. Don't quote me on this though.

Too late. ^quoted^ :P

I agree with you. I know we wouldn't look for a house until late
April/early May, at the soonest. The kids don't get out until the end of June... for each area, I think it closely follows the school schedules. They'd start looking and then close no sooner than the end of June. It probably starts to wind down in mid-late August, since school starts again just after Labor Day.

Yes - we had dropped the price in the fall last year, and we re-listed it at that price (the dropped price).

I'm guessing it must be now.

After this winter and no show spring I have never seen so many for sale signs as I have seen go up in the last few days.

I think that this is definitely the case. We had 3 people look at it so far, and I'm pretty sure that 2 of them are considering making an offer (asking questions about the contingency, etc.), so I don't think that it's the price.
