Xavier Woods, "B" area. Not execptionally great, but safe for the most part. Boring area outside of the University. And you have terrible TOPS as your go to grocery store.

Buy near a Wegmans.

These are over priced houses, but they are giving tax breaks for several years, I guess.

Newer construction is a good play, because many of the older houses in the area have asbsetos, and I don't think you want to mess with that.

The TOPS isn't bad, as it is also catered towards the University Area community and generally has what you need. Its just that TOPS can be a bit pricy with some things, even in comparison to Wegmans.

I'm curious to what impact this housing program would have on the development: OCNA - Homebuyers Assistance Program | Outer Comstock Neighborhood Association (OCNA) - Syracuse, New York

With this said, I'm curious if the OP meant the Comstock Commons Condos across from Comfort Tyler Park versus Xavier Woods, which is just a single family home development.

Tops is terrible. Please. They are not consisent across stores with their items. The produce is terrible.

Comstock Commons is very nice, but that area is vastly over priced, and its too close to the South Salina ghetto area, and those lurkers are not fun to interact with, if you must.

Nah, Comstock Commons is a good distance from South Salina, which is down a hill and across I-81. You don’t have really too many, if any “lurkers” in that area. I work at a place that would know if there are such in the area and it is near a relatively busy intersection.

That whole Comstock Avenue area in Outer Comstock is a solid area with quite a few long time homeowners and a decent amount of cultural diversity. It is convenient in terms of walking/biking to SU or even the Crouse/Marshall and Westcott Business districts. You also have the hospitals nearby and that area is also a part of the SU employee mortgage program catchment.

If they don’t like the Tops there, the next closest options are the Price Rite, Aldi or Price Chopper stores on Erie Boulevard East; the Tops at East Genesee/Jamesville Road in DeWitt; the James Street Wegmans or Green Hills and Aldi on South Salina Street in the South Valley/Nedrow area. All are within a 10 minute drive or so.

its about 2 miles to lurker area. that is too close for me.

7. University Neighborhood

^ A lot of nice areas within the city and in the suburbs.

In the city, Strathmore and Winkworth in the SW corner; South Valley(South of Seneca Turnpike), Sedgwick and the Shotwell Park and SE portion(forgot the name) of Eastwood, among some others.

For suburbs, a lot of people may like the other villages like Liverpool, Baldwinsville, Marcellus and Skaneateles.

There are also areas like Radisson in Lysander/Baldwinsville SD, Onondaga Hill and Westvale in the Westhill SD, Camillus around West Genesee HS/Camillus Commons, the Soule Road(Liverpool SD) and Caughdenoy Road/Route 31 area(North Syracuse SD) areas of Clay; the Hiller Heights, Lakeshore Road and newer portions of Brewerton in the town of Cicero(first 2 are in No. Syr. SD and 3rd in Central Square SD), the Tabitha Creek development in outer Onondaga Hill(mainly Onondaga Central SD) and newer developments in the town of Marcellus off of Seneca Turnpike and many others.

Yes, I was referring to Xavier Woods mainly becuase I seek a new build and want to be closer to the hospital/university area. Ideally, I'd prefer DeWitt--I grew up there and its closer to civilization, especially when it snows. I also lived in Fayetteville and Manlius but I'm single and don't want to languish in suburbia. I love Wegmans and moving back to Syracuse and shopping at TOPS seems ridiculous.
If a new single family or condo development in a "safe" area is being planned in DeWitt or somewhere in that general area, I'd love to know. Thanks for your opinion!

You have new(er) builds off of Hopkins Road near Buckley Road in the Liverpool area and the Slindes Woods development in North Syracuse. They are patio home developments that are close to a lot of shopping, including a Wegmans on Taft Road in Clay and Route 11 in Cicero.

Also, while not new, but this listing in Eastwood puts you very close to the James Street Wegmans and on a pretty regular bus line also on James Street: https://www.realtor.com/realestatean...-90431?view=qv

Just to add, it looks like there may be some townhomes/duplexes planned for an area of Route 92 in Manlius where Freeman Interiors is located. This is according to the Eagle Bulletin newspaper.
