Syracuse - 2nd best city to relocate!

My cousins from FL want to move back to upstate. My whole family is from Utica/Rome/New Hartford, but it's a bad area so they're looking at Syracuse. I was helping them do research, but don't know good areas of the city, and neither do they. The nicest homes i found were in the northern suburbs with the best ones in zip codes 13208 and 13203. Are those good areas?

Depends on how much they have to spend. From what I have seen, most suburbs of Syracuse are acceptable. We live in Pompey, south-east of Syracuse, szip 13104. We like it very much.

Most likely under 500k on a smaller lot with not too much land to manicure. Maybe under a 1/2 acre. 3bed/2bath or larger.

What are the benefits and differences between Syracuse and Rochester? Is one more thriving or lively or upscale than the other. Are there still lots of Jews in both since we're Jewish?

I can't speak for Rochester but Syracuse does have an active Jewish base, from what I can see. For under $500k, you could buy a very nice place in the Fayetteville-Manlius area, which is one of the more upscale areas in the Syracuse area. Do a search under under user "Bellafinzi", they have posted many nice pics of various areas around here. You could try posting in the Rochester forum as well, it seems that town has much going for it as well.

Neither 13208 or 13203 zip codes are in the northern suburbs. Both are northside city zip codes.

The zip codes for the northern suburbs are 13212, 13088, 13090, 13027 and 13039

Your family should decide now if they want to live within the city limits or in the suburbs. They are worlds apart IMO.

The actual suburbs were too suburb-y. They liked the denser and urban ones such as the zips I mentioned. Are they nice for a family with kids?

There are good and bad neighborhoods in both 13208 and 13203. Generally speaking, the northern parts of those city zip codes are nicer and safer than the southern parts.

Lyncourt is located within the 13208 zip code. It is located just outside the city limits, but I consider Lyncourt like East Syracuse. Both places have more in common with the city than the suburbs.

Someone had a link on another thread for housing/apts for Syracuse areas. I remember it being Orange?? I can't find it! Would someone kindly post it again. Thank you so much.

Sorry folks....I forgot to add that Orange link I'm looking for listed several properties/apts in and around college campuses. It featured 1, 2, 3, bdrms. Private and sublets too! I didn't save the link,...Darn! I tried Orange.com, but thats not it. I hope someone can help me? It was a a great site.

What are we talking about. Property tax rates, or tax dollars? Syracuse real property is MUCH cheaper than Long Island real property. So the tax dollars paid might well be much lower for a similar house, even though the tax rate is higher. I moved from California, where property taxes are 1%, to a Syracuse suburb where property taxes are about 7% of value. Yet, my taxes were the same because the housing values are so much lower in Syracuse.

The syracuse area has a lot going for it. But taxes in upstate NY are very high, and business is dead, dead, dead. The area is in great need of economic development (jobs).
