I'd suggest researching different types of loans through the Federal Housing Administration's (FHA) website or the USDA's rural housing loan program.
Good luck to you and your family.

You're really stressed right now... my goodness. Take a breath!
The Federal Housing Administration isn't a welfare program. It's a way to make home ownership available to those who can't afford to make a downpayment of 10-20% of a home's purchase price, like typical banks require. The FHA also has a more reasonable interest rate for mortgages... around 6% right now. FHA requires just 3.5% of the purchase price as a downpayment. For most of the people I know, it was the only way they were able to get into their first home. It's tough to save 20% of $100K+
I hope you're able to get out of the south side soon... have you checked Craigslist for rent to own ads? There are quite a few listed each week.

Why did you move to the south side?
Now I hope others see why I never recommend moving into the city to any newcomer!
Of course the rest of the city isn't as bad as the south side, but it's still a terribly depressing environment.
If the neighbors aren't to your liking in the city, chances are you'll have better neighbors in the suburbs.
Good luck, lilcocofarmgirl! Hope you find what you are seeking!

Instead of a farm house fixer upper, why don't you just move out to Westvale or Fairmount or to Dewitt? You could probably afford a small house or rental there, and they are safe and inexpensive neighborhoods.
