I am going to be looking at buying a two or three bedroom house, townhome or condo for our kids who will be going (hopefully!) to FSU. I want to find safe environments, close to college and facilities, and would like an idea of prices, can anyone help me out here? PM me in case I miss replies - thanks

Smile Also Gainesville property

Kids are applying to both FSU and UF, FSU is first choice, (don't all shoot me down in flames) but Gainesville is the other main option. Looking at buying 2 or 3 bedroom house/condo/townhome, safe location, close to college and facilities. Any advice.

We bought a 3/3 for our now sophmore son at FSU. We paid 132,500 in an okay area, about 4 miles from campus. The development has a mix of college, families and young professionals. For what off campus and dorms cost, we figured this was the smartest business move. I think the only thing missing is the freshman connection with other students the first year. But he had alot of his friends from high school going there, which is not necessarily a good thing either. Anyway, I see that you a real estate agent, but I have a great agent that I used who has become a friend as well, if you want to contact her.

thanks for the offer of an agent, I cannot access MLS for those areas unfortunately, not directly anyway, so am looking for advice before I hit other sites. I'd like to use my commission myself for closing costs, so don't want to waste the time of a realtor. I could use some info on the area your son lives in - thanks, that way it will give me a clue where to look. I plan to visit soon for a weekend just to get a feel, but sorting the wheat from the chaff will save time.

Default homes in gainesville

I have posted this already probably in wrong place to get it noticed.
Looking for advice on best places to buy for kids poss going to gainesville.
2 or 3 bed, home/condo/townhome, safe location (girls), close to college and amenities, so they are not constantly driving back and forth.thanks.
probably 160-200K max - I am a realtor.

I really don't think that you are going to find anything under 200k in a nice part of town, there are some older neighborhoods where you might find that price but it would have to be a smaller home not a condo.

Actually I would live at the area closer to Santa Fe Community College, that side of town is better than near UF. I don't know of any sub-divisions for you, sorry. I would not look at anything on the southeast side of town. Look at the southwest/toward Archer or the Northwest side of town/toward Jonesville. I know that is vague but it's hard to explain Gainesville, it's really not that big and some good areas quickly inter-mingle with the not so good areas. The south part of Williston road is not bad but I'm just not sure what places for you to look at. I mean, I think that the students areas are not desirable but you may have another opinion. I just would not look at any area that is closer to Hawthorne. If you mapquest Gainesville you can kinda see what I am talking about. Oh, and 34th Street, closer to Williston Road has some nice Apartments not sure about condos.
