Speaking of Spring Hill...is the market about to get any better? I keep dropping the price of my Moms house and its just sitting there! I've heard it is a good time to buy but dont know how much of it is "hype". The agency that I have does nothing, another one of those that just lists it and forgets about it. Very depressing situation, but like everyone doesnt know that

Things have picked up a little since the beginning of the year but nothing to get too excited about.
Prices are down but many people are still scared and it is not as easy to get a loan anymore.

How can anyone sell a house in SH? Drive down any street and there 3 and 4 houses for sale, many times one next door to the other.
Place has really gone down hill.
Now their CC want to get low income families into the many foreclosed homes.
That should finish SH off.

I looked through some of these old posts, about all the stories and the two large hospitals.
Let's clear some things up:
There are several large shopping centers sitting vacant. Kohls opened up several months ago and all the stores are vacant(8 storefronts).
They keep building shopping centers here, but no one is moving in. And that is true about the bookstores, with all these centers being built NO BOOKSTORE will come in here.
Because of demographic studies that were done and the sad fact is not enough people here read.
You have a 25% HS dropout rate in 2009, how is that for scary. Talk about an uneducated population.
The only people you will meet here for the most part that have a college education are retired from up north.
Regarding the hospitals they were given Grade F when they were rated, Oak Hill being the worst.
I know six families who had loved ones die of infection in OaK Hill. Went in for minor surgery and died, and they were not all elderly. It is a disgusting hospital.
And the unemployment rate is at 12.4%, but that doesn't include all those who worked cash jobs like lawn cutters, pool cleaners, and other service jobs that were off the books.
Sorry but I think people need to be aware of what goes on here, personally the one who posted saying they were a biracial couple and were moving here next month?
I don't know if your legit or not, because I can't imagine someone saying there moving here in a month and yet you are asking the questions you are at this stage in the game.
Plus you would take your kids out of school in April? I think realtors are pretending to be people from other states to get interest going in SH.
Who says they are moving somewhere in a month and then starts worrying about schools, and being of mixed race, houses, etc.....that is stuff you research long before you say you are moving in a month. You start doing that a year in advance.
And you never respondeded back on the board after your original post.
Yes I think a realtor posing as a perspective buyer. If something doesn't make sense it isn't true.
Nobody with any sense starts asking about a place as they are packing up to move, you do that long before.
Maybe if I was a realtor I would try different tricks as well, they must be dying on the vine in HC.

You can sell houses in Spring Hill easily if they are priced right. Our office which has about 10 agents has about 18 closing3 scheduled for the rest of this month and next month so far.
If you hadn't noticed the housing crisis is nationwide. To act as if SH is the only place affected is kind of silly.
The programs the County Commissioners are talking about using have been in place for years but are just expanding due to extra money they are getting from the Fed. They have been giving out $30,000 SHIPP FUND loans for years that do not need to be paid back until you sell, refinance or 30 years. The new program will probably work along the same lines.
They still need to have employment and a decent credit score to be able to get the initial loan so it is not as if they are just giving houses away.

Guess you didn't hear, we are in a recession. Circuit City and Linens and Things closed all or most of their stores just not the Hernando County stores. There are empty spaces in shopping centers all over.

Please post a link to that demographic study. The "Not Enough People in Hernando Read" study I guess it would be.

Hernando Countys dropout rate for school year 2007-2008 was 2.8%. You were only off by ALOT. It would be hard to calculate the 2009 rate since the school year isn't over but since the 2.8% is down 1/2 a percentage point from the previous year I really don't think it will jump up 23.2% this year.

I know many people here that have degrees and are not retired. I guess you don't have verifiable statistics for that claim either.

I just had surgery at Oak Hill 4 weeks ago and had a great experience. Healthgrades.com awarded Oak Hill their Clinical Excellence award for 2009 (based on 2008 performance).

We have already separated the wheat from the chaff, many of the short time agents are gone. The number of agents in the county is at a decent level now and for most there is a decent amount of work for now, nothing to write home about. I really think you need to worry about something else than what other people are doing.

I am affilitated with 2 subdivision in Hernando county. The foreclosures are selling like crazy and they are not to low income families. They are to decent hardworking families who are taking advantage of this low market. I'm with Mike, the "facts" posted about Spring Hill are off...way off. I'm not saying it's Boca Raton or Juniper but it is not as bad as what was written by the previous poster. This economy has hit the entire country and Spring Hill/Hernando was no exception and maybe was hit a bit harder but it's picking up. All in all, Hernando is a nice place to live and raise a family. The cost of living is great. The job market is not so great but it depends on your trade/career and if you're willing to travel.

An Oak Hill is known as Croak Hill.
You must be deseparate to sell houses.
Don't tell people is a good hosptial when it isn't.
You can lie about the housing market but don't lie about bad healthcare.
That is immoral.

I post verifiable facts. If it is my opinion I will say so, I will not post my opinion as if it is fact or outright lie as you have done.
Show me facts to prove that the dropout rate is 25% or that Oak Hill is a terrible hospital.
Edit: Also those that keep trying to use the desperate realtor or starving realtor lines are usually the ones that are much worse off in life. Those that are financially stable are usually secure enough that they don't resort to that.

I guess you didn't read the article you posted, only a little over 75% are finishing HS, it just dipped down to slightly less then 25 % dropping out.
BROOKSVILLE - Hernando County's graduation rate crept up during the 2007-08 school year to 76.9 percent, making it among the counties to help the state hit a record high, according to figures released by the state Wednesday.
That's an increase of 1.8 percent compared to the previous year.
Meanwhile, slightly fewer Hernando students opted to abandon school last year. The dropout rate for the 2007-08 year came in at 2.8 percent, down a half percentage point from the previous year.
You didn't read the article the dropout rate decreased slightly (2.8%) from the previous year. There are still almost 25 % dropping out.
You read it wrong.
Only 76.9% graduated, therefore ALMOST 25 % DIDN"T.
AGAIN the droput rate lowered by 2.8 %, the dropout rate is NOT 2.8%
It is hovering around 25 %.
And everyone in the area knows about Oak Hill, there is a lawsuit going on right now with a man who was killed because he was give another patient's meds.
They also have a very high infection rate.
People need to make their own choices but the schools and the healthcare in HC is not good.
Most people who live there know to go at least to Tampa or up north for surgery.
You are a little over the top with arguing with people over traffic and taking pictures...LOL.
I guess there are no DUI's here either or horrific car crashes, the papers are making that all up.
