Just spoke with Dad and my mistake, it's newer then 76. He thinks 79 or 80 off Waterfall area then to Eldridge then to Desmond.

back to the insurance issue...
Regardless of price, do policies generally cover hurricane damage? Or do they add that on as an additional rider? I pay $1450 for a 2200 square foot home in California, but if there is an earthquake, I am out of luck.

If there is a NAMED STORM the your wind insurance usually has a 2% deductable. You can have a higher deductable also whic redice your policy price.
If there is not any Named Storm it would be your regular deductable, what ever you chose.
At least that is how it is by me and live right on the water, Ials have to carry flood insurance

LOL That's traffic?? More like a cake walk (whatever that is but it's good). Head to S. FL and see what "traffic" is. Trust me, the photos that the good Mr. Peterson share with us depict an easy, breezy drive not traffic.

I was thinking the same thing and that's US 19.
I remember when my parents first moved down there, over 25 years ago, when Spring Hill Drive was a 2 Lane Road, now a 4 lane road.
The only way to get to Tampa airport was either 19 or Dale Mayberry and took almost an hour and 15 minutes on a good day.

My husband & I moved here 2 years ago from Miami and we're very happy here. We have 2 young kids & enjoy the 'quiet' town. It's amazing- all of our neighbors speak english, we dont spend hours a day in traffic, and we can run to the grocery store to pick up a few things without spending 30 min in line... It's in such close proximity to Tampa - you can get on the suncoast & be there in 30 min...there is plenty to do there & then you can come home & nestle into a quiet, safe community. I'm so used to spending 30-40 min in my car just to go 10 miles on the turnpike in MIA that the jaunt to Tampa is no big deal. We got an amazing deal on our house- something that would have cost us over $500K in Miami! We love the lifestyle change!! Great place!!

Spring Hill/Brooksville area is a fine place to raise a family. Low crime, quiet, and a fair amount of new homes at very good prices. A lot of middle aged smart New Yorkers have also relocated to the area. The commercial construction has increased a lot over the past 2 years and that has led to increased shopping centers and The 589 Suncoast makes the trip to Tampa 45 minutes at 75 mph. The highway is new and traffic is not bad at all. I have a home in one of the newest communities there and they just put a nice shopping center with a gym and restaurants. The real estate market is correcting itself in all of Florida so obviously their are plenty of homes that decreased in value; however, if you are looking for a home it would be a good idea to buy within the next calander year because the market bottom will be reached during this time period. Spring Hill is usually know as SINK HILL - As for insurance, more than likely you'll end up with citizens which is a bit expensive.

Lets see, I pay around $650 for my rental for $160,000 in coverage and on my house for $360,000 in coverage my premium for next year will be $698. It is down now since we have the choice on the sinkhole coverage.
Those are both with Citizens and down close to what I was paying 6 years ago.
And I have never heard the term Sink Hill used for Spring Hill, do you actually live in the area to know these things or are you just throwing useless and unsubstantiated posts about.
