Those are both with Citizens and down close to what I was paying 6 years ago.
And I have never heard the term Sink Hill used for Spring Hill, do you actually live in the area to know these things or are you just throwing useless and unsubstantiated posts about.

MIKE,
I agree with your question, all you have to do is look at the Cape Coral Thread with all the nay sayers. Granted this is a discussion board and everyone has an opinion.
But as of late it seems that anyone who has the slightest knowledge of something that could POSSIBLY be bad it spreads like wildfire and then that same person becomes an expert. who probably coudn't rub 2 nickels together, no less buy a home.
It got so bad on the Cape Coral thread that I forwarded a copy of the thread to one of the City Council Members here and she got on the boards and clarified some of the short comings that we have here but also quoted some highlights that were never brought up.
http://http://www.city-data.com/foru...-coral-fl.html
Once that happened even the MODERATOR thanked her for here views and clairificatons on certain issues and then the nonsence stopped for a while until the same mole crawled out from the rock he was hiding under.
I for one find this kind of disturbing that the moderators let this go on. This site use to be good for real honest info but in the last year has tolerated more meat heads then people that actually live in the area and know the pitfalls and the plus's.
Talk about crying WOLF!!!

You are right that everyone is entitled to their opinion.
My problem with many of them is they tend to exaggerate or just outright make things up.
I used this example before but someone actually compared the crime in Hernando County to Hunts Point in the Bronx.
There is fact, then there is opinion and then there is just ridiculousness.

Ho hum
Yes, someone who has lived in Hernando Cty for a whole three years, knows anything and everything about Hernando Cty, and yet a family that has lived worked and owned several businesses for over twenty years knows nothing. PLEASE, give us a break. You have a hidden agenda so to speak, you want to sell homes.......I have nothing to lose or gain, just a resident of this fine county.

When I post facts that you can not refute this is your response?
I thought people looking for information would rather rely on facts rather than someones exaggerated opinion.
Don't try and fall back on the, "oh, he's a realtor that is why he is saying that". Just posts facts that will show that I am wrong.
For tha record, I have lived in Hernando County For 3 years, prior to that I lived 10 minutes south of Hernando County for 2 years and before that I lived in Pinellas County which is less than 45 minutes away for 12 years.
I think this would give me more than enough time in the area to be able to form a valid opinion of the area.
One other thing. Someone telling us that they have no hidden agenda, as you claim, is a rather disingenuous don't you think. If you had a hidden agenda and you told us it wouldn't exactly be hidden.

You said it yourselves, Spring Hillers--- Books A Million won't even come because the demographics aren't strong enough (this means the educations of the general population are too low, people don't earn enough of a disposable income and that's just not going to support a book store-- not even an outlet book source like Books A Million. In order to get a Starbucks, the area has to have a REAL bookstore, like Borders or Barnes and Noble!) Just take a ride down Spring Hill Drive, but don't forget to lock your doors!! Ew!! The only businesses developing there are the drug dealers who "work from home". This is redneck central. Drive along the side streets and see all the cars up on cinderblocks and curtains flapping out of broken windows. You will see a few nicely groomed lawns mixed in the many, many, foreclosed homes, homes rented by scum of the earth, and the rest are for sale by owner!! Wake up, Dorothy!! There are NO new businesses to support this area. Out of every 100 people residing in Spring Hill only 2% between the ages of 17 and 62 have a college education. Everybody and their brother got his real estate license a few years back. Yep, they all up and quit their jobs at 7-11 and became realtors. Oh NO!! Now there's no one to fix the slurpee machine! Instead of checking out the number of sink holes (county hides real records)- try looking up the child molesters in the county. Try looking up the previously incarcerated living in the county-- that's right, ladies and gentlemen- You'll be surprised to see what you'll be moving in next to! Why doesn't the county do something? Well, if those people don't want the houses- that means NO ONE wants the houses! Drive down every sidestreet off of Spring Hill Drive and see what has really "become" of the place. The economy is sparce. The schools are horrible, the job market is non-existent, everyone owns their own lawn mowing company. Have you SEEN the BROWN lawns in the summer months? It is a disgusting fact but Spring Hill should be renamed Spring Hell!

quote=Songbird42;998070]I happen to love Sam Selter's Steakhouse, I go to the one at the mall in Port Richey on a monthly basis, when I saw that the Whistle Junction had closed, I was right there writing Sam Selters, the existing parking lot is great, the building looks like its in great shape.....so i suggested they look into it. Got
a reply that Olive Garden already had a contract and they are looking for a place in Hernando Cty because alot of there business is from Hernando Cty
I have the time to ride around and look, so I'm always on the lookout for that "prime spot" for them to go here.
I also wrote to books-A-million/barnes & noble/borders and was told by all three that the education level and household income is not here in Hernando
Cty yet........they aren't even looking at this place or so I was told.
I also know that there's a possibility that a Huddle House and hotel are coming on US19S near Home Depot.
So the area is growing........of course, our commissioners well I wish that they would use common sense when it comes to running this county, if I ran my home the way they run this county I would be bankrupt in a heartbeat.
Newest and brillent suggestion on there parts, auction off the homes that they bought for way too much money, who in there right minds will buy a house that they have to move, alot of those homes are 20 yrs old or more.
Good grief Charlie Brown, what are they thinking.

As you said the PEOPLE need to get involved, I'm more than involved, I am involved in the schools, sports, charities (foster kids) and anything else that will improve the quality of life in SH. I believe that there are lots of families out there that DO help and do whatever they can to give their kids good, clean activities, rather than hanging out in parking lots at all hours of the night. I've raised enough kids in SH to know the pitfalls that can happen if parents are not on their toes and know who and where their kids are.
I'll get off my soapbox now before I'm told I'm exaggerating the facts.

Insurance
I live at 52 and the Suncoast and just had my homeowners insurance changed. I now pay $1300/yr on a home built in 2004 that is 2,600 sf, no pool and valued at $321,000 according to zillow. I don't have Citizens and I have sinkhole coverage too. So I don't think insurance is as big a problem as people think.
I also drive up to Spring Hill to do some shopping when I don't feel like dealing with Tampa and it's fine up there. I know there are some seedy places around but they are everywhere. Hey, I'm born and raised in Newark, NJ. I ain't scared!

What Do I Do
This has been really helpful. I'm wanting to move to FL. I have 2 kids that will be attending school there. I can see that a lot of you are against Spring Hill. Do you have any suggestions on a decent place to move with 2 kiddos? I guess I'm pretty set on FL because my 2 older kids also live there that I want to be close to. My Ex says that it's a nice place, but thats way hes my EX he's a liar. Anyway any advice or inputs would be great. Thanks
