He is quite bias but a lot of the area is pretty crappy.

Hi
I moved to Pasco Co from Knoxville, Tn. my son was starting 1st yr school.. I LOVE the beach but not the place I wanted to raise my son so we settled in Zephyrhills, about 10 miles from Wesley Chapel.
I love it here have been here 18 yr now, never regreted it and never looked back .
it is a small town of 15 sq miles. has low crime rate, monthly events downtown for the family low taxes, property values are good, The schools are GREAT and as for employment depends on what field your looking for, we have lots of about edical care facitlities,
only about 1hr drive to DAYTONA BEACH if you go 301 & across thru National Forest. or 1 1/2 drive thru Tampa traffic to Clearwater for several small beach area and tourist prices..
the off season is actually in the summer as in sept or oct the snowbirds from up north come to florida for the winter, the prices go up every where on every thing even rent, so now is best time to move and have a good selection of housing

PS we don't even have a jail.. our small police dept when they arrest someone has to take them to Land O Lakes to be put into jail.. our police
dept only has holding cells .....

Also check out Dade City which is next door to Zephyrhills. Great area and you are far enough away from the water your HOI will be less

I am partial to waterfront because you can't make waterfront just anywhere. The prices have come down considerably and if you can afford it and get a good deal it is a good investment. Remember...buy the cheapest home on the block and the farthest out you can afford


Gulf Harbors in New Port Richey has the best, widest canals and deepest, water in Pasco County. It is an older and safe neighborhood with a private beach. The houses are at the prices they were back in the early 2000's. Lots of good deals there. The insurance is high but that is anywhere in a flood or coastal zone.

The Woodlands is another waterfront community, the houses are about a decade newer than Gulf Harbors but it is farther to get into the gulf by boat. It is a nice community with lots of trees a pool and a Yacht Club.

Sea Forest is one of the last waterfront communities to be built in Pasco. Personally I don't like the neighborhood because it is very far out to the gulf by boat, you have to rely on the tide so a big boat can cause you headaches, and the no seeums are relentless. Watch the mangroves. Any time you are close to a conservation area or mangroves there are nasty noseeums. The neighborhood itself has a nice clubhouse, a pool, and security.

Those 3 neighborhoods are nice in west Pasco. The prices are a deal right now but insurance is high.


Trinity has some new homes but be careful. Watch out for future foreclosures which can, if it isn't already, make you street vacant.

Good luck. I would also suggest you rent first and take your time before you buy.

Default Still Looking

Thanks to all for your generous replies. We are still looking! There is just so many lovely areas and homes for sale in the area. And, from this forum and those we have met in Florida there are also many helpful folks who come together and take the time to help strangers. Remember to live healthy, live happy, but most of all just live to enjoy the beauty around you. Take care!

I think thats becoming the norm in ALL of the Tampa Bay area- not just Pasco.

Whoever recommended Dade City must not live there or has not been there since the 70's. That town is crime infested and you enter it at your own risk. Only some parts are okay.
Trinity is too pricey for me and I did not care for the stuck up people who live there. I hate all of Pasco but if I had to pick anywhere it would be right on the border with Hernando County. The county is changing for the worse everywhere so I would relocate elsewhere. Have lived here for almost 20 years and I cannot believe how it has changed and not for the better.
