It's in Villa Rosa, in Lutz. Please tell me anything you think I should know about the area. Good and bad. Will the communte to NPR and Palm Harbor be bearable?

Villa Rosa is in a great part of Lutz and is near very good schools with easy access to the Veterans Expressway. My son is a student at Steinbrenner High School and has done very well there. Currently there are 11 homes for sale in Villa Rosa ranging from $169k to $415k. We showed one of the homes tonight and it needed a little work, but was priced very affordable. If you enjoy playing golf, there is Heritage Harbor, Cheval and TPC very close by that are nice golf courses.

very nice, we have looked in there several times and wouldnt be surprised if we end up in there later. I have worked in MANY of the homes and there generally well taken care of and people seem pretty nice... Good find!

Please note - the Veterans will be expanding very soon, meaning lots of construction. Also means a better traffic flow once completed. The Veterans is pretty backed up going South in the morning from Waters North and going North in the morning from Waters South.

Villa Rosa is great! from there to Pal Harbor you take Lutz Lake Fern Rd to Gunn Highway, make a left on Gunn Hwy, then make a right on Tarpon Rd, and keep on that until you get to either East Lake Rd or US-19. Mind you, there is road work on Tarpon between East Lake Rd to US-19, they are enlarging the road, its going to look very nice when done, but you may have delays depending on what time you travel on it.

My brother-in-law lived in there a little over a decade ago. It was very nice then and I'm sure it is still very nice now. I agree with what everyone has said!

Thanks. I've all but given up hope of getting this place as I have completed the application and can't seem to get a call back from the owner with a fax number to send it to. Just another hurdle I face being so far away. Were I in town, I could just drive it over. And, since he likely has 25 other families doing just that, why should he bother responding to me? I'll start sprucing up the van to live in. Big....long....sigggghhhhh......
