Hi everyone, I just wanted to let you know I have lived in the moon lake are over 5 years, in the not so nice part of moon lake , I am not white or even hispanic very brown complexion. This area is very quiet, my neighbors are great . I actually feel safer here than in port richey where i have family.I leave my cars open all the time no one messes with it . I left my house for over a year and no one mess with it. Gulf view mall is great . I have children going to cypress Elementary , It is a wonderful school. there classmate live in tanglewood and hidden lakes , where house start at 279,000. Waters Edge is a wonderfull communuity I know a couple families living there. I am also moving there , there is mix of people living there. I hope this helps .

Moon Lake is the area people are saying is bad across the street. You'll want to check that out and drive down all the streets before you buy. Decide for yourself.

I live in Waters Edge
I live in Waters Edge,just moved in 3 weeks ago . I lived about 2 miles for there when it was a horse farm. I had moved about 8 miles to the South still in NPR by Cypress Lake Blvd.Houses here are well built and are at a good price,the common areas are all well kept,the pool is big and also have a kiddie pool .I am Cuban and I have never had a problem any where in the New Port Richey area. Yes the area around Waters Edge maybe a little unkept ...it is and will change very fast with all the new homes being built. Other developers have already bought some ot the old trailers and homes to build new. There is alot going on here. If you want to compare look at East Lake Woodlands 10-15 years ago there was nothing around there, now it is likae a city. The same will happen here. About Home Owneres Insurance I don't know where thet shopped for insurance . I have found the cost to be VERY LOW in Waters Edge. I have a $300,000.00 house with full coverage for an annual insurance cost of $1,500.00 with sink hole coverage. Come on by ...check it out.

I am currently bidding on a house in Waters Edge. The community is so beautiful. My daughter currently attends RRHS and it is a GREAT school. It is the Center for the Arts. You mentioned your homeowner insurance is only $1500 a year. Who is your insurance company? Very soon the surrounding areas will be changed. They are going to widen the road. I feel very safe living there. I have been in NPR for almost 20 years and it is a great place to raise a family. I like the small town feel. But close to everything!

Thank You previous posters for your insites!!! I'm a sahm to one 4yr old and we are moving into our new home in about a months time, at waters edge! I agree, the fee's were the same as anywhere else and because it includes cable and trash, it doesn't work out any more pricier than living outside a gated community; not when you add the price of gym membership etc... and think about what we do have for our growing family...including the huge lake.. I like to be able to walk to the park, the pool, the lake, the gym, even the grocery store and not get in my car for every trip we make... It's also great to finally be in some greenery and close driving to the beach!!! lving in NYC for years and then coming from South Tampa just now, I'm looking forward to some nature steps away.
I am assuming by gettng the seller to pay the first year in fee's, it's from a previous owner? we are building and recieved $15,000 off the asking price, which are already at their lowest, we felt it was the best value for money around esp. when you consider we can walk to the store etc... we also looked at Pulte homes in Hudson...but it wasn't gated and still had all the fees etc (it was also on a lake) and I'd have to drive if we ran out of milk or eggs etc... we have maintance and that includes lawn care etc.. we do not have the equiptment to keep the lawn in shape, or the time as dh only gets limited time off and it's too hot for my British skin to be spending time gardening, so for use having the gardens taken care off is a blessing...here in a tropical climate.. we also don't have to worry about fines when we are not responsible for the garden  not that i've heard anything about fines in waters edge... you do however here of homeowners being fined if their grass is soo long etc.. but for use, it's not a worry regardless.
I also feel that a lot of the decissions are made by 'home owners' so it does depends on who is on the board/comittee etc.. Waters edge seams to be a freindly place..
we asked about the flags... as I was curious (it's not a British tradition to hang a flag outside your home, but thought it may be nice for the holidays) but there are not any restrictions on the type of flag you can hang outside; but this would not restrict me from buying a home there, it's not somthing we would feel strong against, but it just goes to show that unless you actually live there, you never really know what goes
I will update on 'waters edge' once we have moved in and settled  we were not able to get the exact floorplan we wanted as we needed to build asap... and they wouldn't release the next block of homes to be built until they had sold the ones they were selling... so that was a bit dissapointing, ubt understandable... otherwise you would have one built here, one there etc. etc. but we also needed to be in asap, and we didn't know how long it would be if we waited; but we are happy with what we have and very thankful. I'm very excited to be moving in a months time.

Living in WatersEdge....
I recently moved to WatersEdge from another state and we love it! It is a beautiful gated community and we feel much safer inside a gated community. Even though the outskirts are not the greatest, that can be true anywhere one lives! I lived in a very nice neighborhood before, but not too far outside it was like the ghetto so that doesn't bother me about living here. My husband calls this "The Kingdom" and he said he will live here the rest of his life. It is a wonderful community with lots of children, people walking their dogs, joggers and everyone is very friendly here. It's not unusual to be waved at while leaving or entering the neighborhood in your car. Also, as far as the outskirts, they are improving it daily and are tearing down lots of trailors and old homes to make the road into a larger road for easier travel. It is truly a "one-of-a-kind" community and Ryland Homes builds BEAUTIFUL homes! Come and see for yourself...you won't be disappointed and the prices of the homes have dropped to make it VERY affordable!
