We are relocating to Florida for my husband’s job. We’re moving as soon as we sell our current house in Arkansas. I’ve looked into Waters Edge as well. Looks beautiful, we have 4 kids and sounds like the schools are pretty good too.
My only question is that from what I’ve seen, the Waters Edge homes are “ready to build”, not a whole lot available to purchase right now. I’ve gone on the Ryland Homes website and I love how you can go online and “shop” for a house, but we’re needing a house ASAP. And most of them say they will be ready later this year.
So, the crime rate is pretty low in New Port Richey, right? I’ve heard nightmare stories about towns closer to Tampa. I’ve heard the best reviews about this area. I'm thinking this might be our new home!

I live in Watersedge. We purchased our house 2 years ago. We hate it here. The master bath has been replaced 2 times already. The tile is falling out again. Ryland wont return calls now. We had both AC go out already. We have had major plumbing problems and still do. We have had sections after sections of sheet rocked repaired from cracks. Moisture is what we are told. The drive war and porches have cracks but not 1/4 inch wide so they wont repair. We have electrical problems. I would not buy a ryland home. As for the neighbor hood not family friendly. You have a bunch of want a bees always crying about the kids. Go live in a over 55 neighbor hood. The management company are very rude and nit pick everything and changes rules as they please. We had a car parked in front of my house doing yard work and cleaning my garage. I went in for lunch and came out to it being towed. We had guest visiting and a few of my nieces and cousins that are over 18 walked to the dock at 9pm. The dock by the little park. The security guard harassed them and said we have to be with them at all times. They can't leave our property with out being accompanied by us or they are trespassing. We are looking to sell as fast as we can.

Thank-you for all the info. When our house sells in NY we are moving to waters Edge. I am nervious about the change and so are my kids. My husband cant wait. I pray this is the right move for us. I will check back for any other posts. Thank-you all again for sharing. I want to hear the good, and the bad, about the schools and the development. It helps a lot.

Premiums
With so many homeowners insurance companies going out of business, I think there might be one or two others around, but Citizens the state run insurer seems to have the hold on everyone. They are getting a increase this year, with sinkhole coverage my insurance is $1,800, you can get it for less if you don't get sinkhole coverage, with all the sinkholes around I would not take a change without the coverage.

Also,AAA will insure your car and your house. We found AAA to have the best rates. As far as sinkhole insurance, we were told that the lots at waters edge were pretested and we did not need sinkhole. But the price was so good with AAA that we put it on anyway. Good Luck.

ALL I KNOW. About Moon Lake
All I know is when I was about 16 years old, about 15 years ago, MOON LAKE was not the place you wanted to goto if you have any shade to your skin that was darker than white. I use to hear the guys talking on there CB Radios about how if you were black and came to Moon Lake they would show you how they do it out there, talking about lynching and stuff like that. I know for a fact the KKK was in control out there. All that I heard if any black person went to Moon Lake you better run for your life. Also all my black friends know that if you are driving by Moon Lake you better pray your car does not break down. STAY AWAY FROM Moon Lake is what I knew all my life. But maybe it has changed I don't know.

Water's Edge is beautiful. No doubt. Very nice homes, scenery, etc.
Moon Lake is another story. The county recently purchased most if not all of the trailers along Moon Lake Rd. to make way for a road widening project that no one knows when it will start just yet. This leaves condemned, abandoned and basically absolutely terrible looking buildings littering the east side of the road. Now, some areas of south ML are nice, especially those homes around the lake itself. But this whole area is overrun with drugs and thieves. I can appreciate the other poster saying they feel safer in Moon Lake than parts of Port Richey- I would agree to an extent. Port Richey is going down the tubes too, but some areas of Moon Lake are downright out of deliverance. Couches, dismantled cars on the side of the road, houses from makeshift plywood shacks, people living in school busses, etc. etc.
Look at the papers and crime reports for Moon Lake-murders, drug deals gone bad, people beating each other with baseball bats, arsons and all kind of theft-from air conditioners to ATV's to aluminum car ports. It's not an area you want to drive through at night.
As for the schools, you have Cypress (nice), Moon Lake Elem. (not too bad), and River Ridge Middle and High school (not bad, actually a very nice campus and good kids for the most part-a lot of drugs there though, but sadly many schools are in this trap). Shopping, you have Publix just down the road from Water's Edge, which is nice and clean and in a new shopping plaza.
Gulf View Mall?? Please. That mall is a joke. I make the drive to either Citrus or International. Gulf VIew has nothing to offer in the way of stores, the wanna be little punk gang members roaming around and the "blah" appearance of it is terrible. Make sure you lock your car and set your alarm in the lot, otherwise you'll come out to either no car or nothing left in it. The only reason I go to Gulf View is Best Buy and JCPenney.
Don't get me wrong, I'd say Water's Edge is a good choice. As long as you know the areas around it to avoid and stay in your little microcosm of a neighborhood, you will be very happy. Once the road widens, I am sure it will ease a lot of the complaints about traffic. Stay south of Banbury and Moon Lake Rd. and you're good to go.
