looking at property in oyster bayou in NPR. We plan on moving to Florida since we just retired. Any feedback would be appreciated.

Water's Edge has begun to deteriorate. What sold for 500k there at the height of the boom now sells for less than 200k. I can't imagine many folks actually have any equity. Most are trapped, I imagine, in homes that will never regain the boom-years valuations. The area grows worse by the month it seems, and the headlines are rife with the news: murders, child abuse, meth labs, rapes, burglaries, and violent crimes.

Water's Edge may have been an attempt to change the perception of Moon Lake, but if so, it was a complete failure. I drive through the area almost daily, and each time, I thank God I do not live there. Deliverance? Hell, Moon Lake, on the east side, makes Deliverance look like a Sunday Disney TV Movie of the Week.

The schools have maintained their quality, though, mostly through the other areas that support them. To say the KKK WAS active in Moon Lake is probably incorrect. They ARE active, at least as of 2008 when a white supremacist, admitted KKK leader, tortured and killed a black man in the Moon Lake area. With a couple accomplices. They have been caught and are or were being prosecuted, but that poor man is still dead.

As long as the housing market continues to crumble and stagnate, this will continue to worsen.

I occasionally see newspaper editorials from folks living in the "good" areas of Moon Lake like Water's Edge. To the man, they all shout, "Why is Moon Lake always portrayed in such a VICIOUS light?" There is an easy answer. Because it is a vicious cauldron of suburban gangs, meth labs, prostitutes, murderers and rapists. It is TRUE. The Water's Edge area remains better than the rest, of course, but I would never live there. I know police officers who would rather not patrol there, if given a choice. Moon Lake is always a busy place for law enforcement, especially weekend nights.

Best to you, and I do hope our friends in Water's Edge do not see further deterioration in the housing market.

Home prices in west Pasco took the worst hit in the nation. Within a year we will see homes priced under 15k.

My wife and I work in real estate here, in Pasco County. There are already homes in the 35k-50k range that are move-in ready and in decent neighborhoods. Investors are here, picking them up for rentals.

A home in the seedy side of Moon Lake can be had for 10k if you have the stomach to live there. And don't mind living in a mostly wrecked trailer.

Investors we are working with right NOW tell us that in upstate New York, you would pay, currently, about 150k for the same house you can get in Pasco for 35k. And, as I said, THESE are good homes, in nice neighborhoods.

Our previous home, in a lovely gated area not named Water's Edge, saw a peak value of 700k in 2007. It is now worth less than 190k.

So, yes, the area is in terrible condition, in terms of housing market, but there are some incredible deals if you are patient and know where to look. As an investor, or a home buyer, I would not hesitate to buy here, IF YOU KNOW WHAT YOU ARE DOING. If you are a drive-by investor looking for a quick flip, you will probably get massacred. But a thoughtful buyer or investor will be able to land some incredible deals in the area. In any case, I would avoid Moon Lake and Water's Edge.


Oh, and to clarify an earlier statement: When I said police would rather not patrol that area, I meant the east side of Moon Lake and the more destitute areas. Water's Edge is fine for the police, as far as I know. I bet there is very little crime in Water's Edge itself. Outside the gates is different.

My home and two lots on the gulf in west Pasco could have sold for 800k in 05 and sold it for 225k last fall. Now i am stuck with two lots that no one would touch for 5k each. Home prices will keep falling like a rock in the area for years to come. None of these 2bedroom homes were ever worth more than 18k from the get go.

Waters edge is a beautiful development, the housing market has been hit hard all over the country. No matter where you live you will have your share of undesirable people, in the best of neighborhoods they buy homes that are half way houses n go to school with your children. We send our kids off to college and pay top dollar for the best schools and the surrounding areas are bad. It's all part of life. Ryland was very good to us and we love our home and the community.
