Simple. Risk. The question is how much risk the homeowner wants to expose himself to.
Sure, after 20 years of paying premiums and never having a claim, you could have done better putting the money in a mutual fund for home repairs. But, what if disaster strikes in year 5. You won't have enough $$ in the account to cover the damages in a big one.

People that I know that had sinkholes, didn't even have sinkhole insurance, they lawyered up and got the settlement to fix the house, instead they paid off the house, bought another house, and are renting it out. The majority of the sinkholes aren't even on the house but around it and aren't that big. While i was looking for a house to buy, I contacted a sale by owner guy in bayshore beautiful, he tried to sell me his house, it was an awesome price, but no way to get financing even if it was fixed, I considered renting it from him, it would have been like 1k for a 4/2 in bayshore beautiful, i was tempted.

Hey, people make snide remarks about a place that they've never lived in nor probably have ever set foot in and I would like to see the thought process behind it.
