we were down there two and a half years ago and everything had skyrocketed...are those prices any lower? we looked at several but the ones we really liked were around $180,000...does anyone know if a house in this price range would have come down?

Good time to look for a lower price place. Check the foreclosure sales as well. The St. Pete market has been really slow and I know two friends that got great deals.

per the Pinellas Realtor organization- anything under 100k is an "extreme sellers market" anything under 200K is "a balanced market", 400 to 500K is "abuyers market" anything over that is an "extreme buyers market. Hope that helps. You might also want to check out the public site for the Pinellas Realtor organization- it gives public market stats. Hope that helps.

You may want to check into some of the foreclosed properties in the area. I just read something where there were over 200 foreclosures in the Tampa Bay area last MONTH, but now I can't find the article.

It's slow, but's still not cheap. $180,000 will only buy a very modest house in an "ok" area. The nice "average" homes in the suburbs are still $240,000 or more. The really nice newer homes (2500+ square feet), that are in the gated communities, etc. are still running over $300,000. Some much more than that.
Anything under $150,000 is a handyman special.
Anything less than that is in the "hood".

That's just my observations, and I check the realtor websites all the time.

My investor buddies are flipping property like jugglers. There are a lot of homes selling for cash in the $60K -$90K range.

And as klinkette said, the Pinellas Realtor organization publishes monthly stats on sales by areas and more, though it's not very timely. You can also search sales data from the Pinellas County Property Appraiser website.

Default Investment Condo in Pinellas Area

I'm considering buying an investment condo around St. Petersburg. I'm from Canada and am not overly familiar with different areas. I have seen some listing for condos in the Boca Ceiga Bay area (Bermuda Bay Beach condos) and am wondering if this is a safe area. The complex is in a gated community which is not very common here in Canada so I'm not sure if this is a good thing or a bad thing. Can anyone offer some advice or suggestions on what are good areas? I also notice that many areas are identifed by zip codes. Is zip code 33771 good or bad? What zip code areas are good? Any help would be greatly appreciated.
