I'll say it. If you are going to buy soon, buy now. We bought last year and since then... inventory is down and prices are up. At least for the kind of homes we were looking at in the areas we were looking.

yea right buying real estate for anything other than to live in is risky at best

That's right. Whoever buys now, should be prepared to wait and wait and keep on waiting. Housing is going nowhere soon.

Not likely, I've saved so much cash now that if I can stretch it out a while longer, I can pay cash outright for a place.

That's the goal.

You think you are smart a** and can beat the system but watch out!

Here is a lesson..

About 3 and half years ago when we were house hunting, we found a house in Countryway that was short sale, which we put offer after some one just pulled as the wait was too long for them . We decided to give it a try. It was very clear that the owner was trying to strategically default. House was on market for around 250K. While waiting for this and another house we put offer (another short sale), we found our current home and we pulled both offers. The Countryway house couldn't be short sold as the bank refused to co-operate and last July, 2012 after more than 4 years since this guy aboandoned the house and sitting empty, coutrywide now has a judgment of 350K on the guy. Now they are going after him. I am not sure how this guy will get out of this mess but that's his problem.

The other lesson is that there are short sales that would never close, lol

It is almost like you are trying to indicate a shortage of supply in spite of the overall facts. If there is a point in time shortage at a particular price point it is just a matter of time before the banks or fannie fill it back up with houses they own. They have thousands or tens of thousands of these things to dump on the market.
