There's a small place on rt. 54 on the way to I-75 from LOL called Pete's cafe. It's behind a gas station (Cumberland Farms, I think). The food is not bad, and it is not extremely expensive. Not the best I've ever had, but nice enough and close by.

I've been to Ballantrae a lot. I have some information to share that might be helpful for you and others who might read this thread in the future.

Many of the homes that were built in Ballantrae and other communities during 2004-2006 have problems with the exterior stucco falling off. The 2nd story is frame; mesh is installed over the frame and the stucco goes over the mesh. The mesh was installed improperly which has caused the stucco to fall off in chunks and it looks scary awful.

Fortunately, the builders' 10-year structural warranty still in effect is paying for repairs. The stucco and mesh are being removed and replaced correctly. Unfortunately, those that didn't report the problem early are also having to live with other problems such as water intrusion. The builders are presently paying for that, too.

The trash dump referred to in an earlier post is under Suncoast Meadows. Maybe it extends to other communities nearby but I haven't heard about it.

The townhomes in Ballantre were the ones with the stucco problems to my knowledge...my SIL lived in Ayshire and it is a great place to raise a family...

Drive through Glenapp and you'll see not less than 10 houses with some form of stucco problems...most under repair at this time.

I didn't say Ballantrae is not a good place to live. It's a very nice and well-maintained community. I merely disclosed some information that I'd want to know before moving there.

Yes like I said the townhomes did have problems...there were a couple of different builders...my SIL was very happy with the overall quality with hers! I can't say I ever drove through Glenapp I'm sure you are correct but sometimes a neighborhood will be unjustly labeled as poor construction when it was just one builder! But I would definately inspect the heck out of any home I plan on buying!!

I helped a couple purchase a Straiton townhome. It was huge by normal standards! One thing their home inspector did was to call M/I Homes and ask for a defective drywall inspection. They sent out a (third-party) engineer who looked at everything he could possibly see and then M/I issued a letter stating that no defective drywall was found. Peace of mind and zero cost to the buyer.

My SIL home was an M/I home...she was unaware about any issues...but did mention she rented a KB townhome while waiting for hers to be built and she was less then pleased with the quality!

How would you be able to find out if stucco was done incorectly?
I saw the way few banks fixed these problems for single family homes - sealed all cracks and painted entire house - there is no way to find this problem with the inspector because all he does is VISUAL inspection...

In very similar situation other builders we communicated with refused to do it for free... Why they agreed in your case?
Was it done for brand new home?

In the Bay at Cypress Creek in Wesley Chapel Pulte homes is in litigation about the stucco for the Town homes and KB home is replacing stucco on 2 story homes in New River Township in Wesley Chapel.
