Title says it all... any idea what price range I'm looking in for an average in ground pool, decking and screened lanai?

Probably a minimum of $25K and up from there, depending on features you want to add. You can do a search in the forums and you will see quite a few threads on the same topic.

Of course, best way to get an estimate is to contact a pool builder and have them come give you an estimate.

More realistically is about 35k. Add another 7-10 if you want a spa. Just had estimates a month ago.

And your property taxes will go up and keep in mind that most home insurances don't cover the cage anymore.

Make sure to check how credible the business is you choose since many home owners had pools build but went out of business and lost the warranty on the pool when something happened.
