To the original poster, we moved from New England a couple of years ago and decided to rent in Wesley Chapel to test it out. It is a great place to live. We are currently looking for a home to buy here and it has been more difficult than I anticipated. For you it might not be as difficult since you do not have kids. Therefore you could get a home with less square footage and you do not have to worry about schools. That has been the toughest part for us. We are looking at homes under a price range of 300k and hopefully with at least 2400 sq ft. It has not been easy. Some of the lower priced homes we've looked at had sinkhole or Chinese drywall issues and of course they do not put this information on the internet. We looked at several foreclosures. One looked okay on the internet but when you went inside the smell was unbearable and it was obvious the previous owners set out to do as much damage as possible. We saw one house that was priced right and was beautifully upgraded on the inside, but the neighborhood looked like it was going downhill from all the foreclosures. Someone mentioned that PMI is very high if not putting 20% down. We will be paying 250 a month in PMI if the house we want goes through. In addition, we will be paying almost 6k in taxes a year, which in our opinion is high, but worth it because we will be staying in the school track that is best for the kids. The inventory appears to be low and I hear it is because investors have been snatching up homes. All this kind of adds up to it not being as easy to find a home as you'd think. However, it is not impossible and worth the effort. If I didn't have kids though, I'd buy a home closer to the beach, you may even find a better deal.
