Family of 4 with pets in desperate need of housing ASAP. Water is contaminated and septic tank backing up into tub and landlord refuses to fix. Have contacted city codes,water and health department NONE WILL DO A THING ABOUT IT. Need healthy place to live. 4 adults 3 pets. .NEED A HOME ASAP. Can afford up to $160 a week . willing to do work on weekends to cover rent over our budget. Hotel, trailer...anything. If anyone knows of any place in the Clearwater/Largo area PLEASE let me know

Expect a lot more of this sort of thing to happen now that hedge funds and private equity are in the rental business in a big way. They'll be running it on the insurance claims model, wait and see. Denying claims, charging for things a landlord normally would fix as part of the rental agreement, etc. They'll be slumlording it. Got a problem? Sue us. Monthly rentals? Thing of the past. The property manager will be on your doorstep to collect the rent weekly.

Exactly they know how to drag things out in court realizing the renter likely can't even afford any legal expense (while they have legal hacks on payroll just handling this sort of thing) and will have to rapidly break their lease (loaded with small print legal mumbo jumbo) or whatever contract they signed meaning the renter can be sued when they are possibly the victim.

I don't think we will see any more of this than we have now. The investment firms that are buying houses as rentals are focusing more on higher end homes from what I have heard and they are not going to risk their investment and have to pay out for "actual and consequential damages or three (3) months' rent, whichever is greater, plus court costs and attorney's fees".

When you do have these issues with a corporate owned property, rather than a landlord who just owns a few properties on their own, it is many times due to the property manager not doing their job. I experienced an issue like this with my son's rental over in Orlando, I was not aware of the issues he was having over the course of 6 weeks or so but when I found out I looked up the corporation that owned the property and called their office, the problems were fixed within 24 hours.
