Hello Everyone. My son and Wife will be moving to the Tampa area in July. We are trying to peg down a good place to live for schools and commute. Sadly S. Tampa is way out of price range. A big issue we are having is commute time stories very very drastically. Does anyone have good insight into rush hour commute times for the following areas?

1) Westchase (right in the middle)
2) Lutz (in the communities near Cheval on lutz lake fern rd.)
3) Carrollwood (think maybe bearss and 275)

I don't mind tolls with a sunpass if it helps get my family in a nicer area and makes my commute more bearable. It sounds like both 275 and Veterans are parking lots during rush hour? Is this right?

I GREATLY APPRECIATE ANY AND ALL HELP!!!!!!!!!

Commute to where?

I mean...from Lutz to where? downtown Tampa? downtown St Pete? Sarasota?


Bearss and 275 is not a good area to live in.

Brandon and Valrico are both a 30 minute commute via the Crosstown from U Tampa or downtown.

Anyone know the commute time from that lutz area? I would greatly appreciate help.

At least 45 min to hour... and there are summer travel times vs winter,,, soon as the snow birds show up it's a parking lot,,, ONE accident freezes every road going in the same direction. The planners of this town NEVER thought some many people would move here, as well as the old timers who fight tooth and nail about any tax dollars spent on any type of expansion. (They have really caused this gridlock)- I lived in Clearwater because I love the beach but moved closer to work near Oldsmar, I work near Int'l Mall. I am 6.5 miles away right now its 15 min drive- 3 weeks ago 25min ... school is out.

Very observant of you. They weren't.

I offered them as an option in the event they had not yet been considered.
