It really does depend on the tennant. I have had some bad experiences renting in the past. And that was to people that I screened myself. After a whlie, they just turned into nutballs and tried to sue me for the most rediculous things when they did not get their way.
And in many states I (believe FL is one of them) the renters have more rights than the owner. They can literally not pay you and not have to leave the property. It can take miles of paperwork to get them out all while you are footing the bill. If they have children I have heard it is next to impossible to make them leave even if they are not paying you and are in violation of the lease.
Just be careful and try to get as much info on the tennants as possible (credit history, criminal record, etc..) There should be companies out there that can assist you.
It isn't all bad though, if they are a good tennant, things are great!!
