We are moving down soon, and we just found out 3 days ago. The hubs and I are flying down next weekend to house hunt. Our main concern is schools, but we also want an area we can walk to shops and restaurants. I have friends who suggested Safety Harbor and some people who my hubs will be working with suggested Dunedin. The budget is around 200k and he will be working near the airport, so I would prefer if he didn't have a huge commute. All your help and info would be greatly appreciated. Thanks!

I can't speak for schools, but Dunedin is a nice place, very close to Clearwater. If you want to live closer to TIA then I would suggest looking north, perhaps Land O Lakes or Odessa. The commute down the Sun Coast toll road is pretty easy compared to 75 and 275.

Hard to get into Westchase for 200K.

Would recommend Southern Lutz, Carrollwood, maybe even over by Dunedin or Tarpon Springs to try and get all you are asking for. If you can drive to the shops I would also recommend Southern Odessa as well.

You can get into Pasco County to some nice areas that have lower taxes. Watch for CDD/HOA fees in areas that you look. You can easily spend another 200 to 300 per month for HOA and CDD. Combine that with an extra 100 or 200 per month in Hillsborough taxes and that 200K in Hillsborough will be more expensive than that 260K to 300K home in Land O Lakes or Trinity.

PLEASE KEEP YOUR EYES OPEN FOR THOSE MONTHLY FEES!!

200k isn't going to buy you much near the airport, unless you live in the ghetto or a teeny shack. Opposed to townhomes? There are some good deals on those within your budget.

Actually the commute to TIA from Pinellas=Tarpon, Dunedin etc is horrible. I am sure somewhere around Westchase or Citrus Park would be a much better option. Sheldon Rd is full of affordable places and has quick access to Veterans to get to the TIA.

Wouldnt it be a prudent course of action to rent for a few months before locking yourself into a house in communities you are unfamiliar with..

Yes it would be, I completely agree.
You will need to know what is acceptable to "you". To me a commute from Pinellas to TIA is not acceptable; the time and gas spent is just not worth it. Land O Lakes is in the same boat. I would never ever live there. Long commute; why do that when you can get much closer and avoid heavy annoying traffic? Plus lets all remember the Veterans widening and sunpass changes. It will take a few years, so that will make it uncomfortable too. If he lives in CP somewhere there are side roads that he can take to avoid that mess. There is no easy way to get from Pinellas anywhere to TIA.

Thanks for the info everyone. And I am ok with renting for awhile, but I like to know what houses are going for in the school district we pick. I don't want to get into an area, love it and not be able to get a house there when we decide to no longer rent.
