So it is taking more time to clear out foreclosures. I guess I don't don't what your point is?

We timed our move down here to take advantage of the lower home pricing, due to the national recession. We made out well. Our home has increased in value nicely.

"Metropolitan Miami leads the nation in foreclosure rates among communities with more than 200,000 people, with 1 in every 84 housing units in some stage of foreclosure during the second quarter.

Trailing Miami in order were: metropolitan Jacksonville, Ocala, Orlando-Kissimmee, Akron, Ohio, and Tampa-St. Petersburg-Clearwater."

I choose to look at this with the glass half-full. Out of the communities with more than 200,000 people on the list, at least Tampa has the lowest foreclosure rate.

Look, if it wasn't for a lot of irresponsible people so used to live with debt, and for realtors and mortgage companies to play on that, none of this would have happened! Simple as that. If you make $20k per year and buy a 300k house don't expect to afford it unless you work two more jobs!

Buy what you can afford, and not what a realtor says you can afford! They won't pay your mortgage, you will.

When in doubt consult an impartial accountant.

I would even go so far as to say, buy what you can afford - not what the bank says you can afford.

The accountant suggestion is an excellent idea. When the bank said we could afford a 400K home, we went straight to our accountant and she said the bank was crazy. We already have a second home in Spring Hill with about 140K left on the mortgage, so how the bank came up with 400K as a number is beyond me! We decided to stay within the 200K range instead, and we are now very comfortable.

But why do the majority of these irresponsible people have to live in FL?

Because EVERYONE wants to live in Florida and some try to do it irresponsibly. I have no synpathy for those.

Because of the commercials they play up north on Tv! I am not sure if the state officials are aware of the # of people already living here to lay off those commercials already.
