Moving soon. Dunedin High grad moving back after 20 years. New to Tampa, though. Wife xferring her job to downtown.

Two houses top our list. One is newer, on a conservatory lot on the South edge of Arbor Greene.
The other is on a larger rural lot on the river in the Twin Branch area by Tampa Bay Downs.

Arbor Greene:
Pros: Newer, more fitting our SoCal lifestyle, secluded backyard retreat.
Cons: Farther from beaches and daily shopping, slightly farther from Downtown plus 75/4 interchange jam delays.

Twin Branch:
Pros: Closer to beaches, shopping, slightly closer to Downtown but unsure of the rush hour effect vs Arbor Greene, river view, private and intriguing property
Cons: Older property, AE flood zone on the river

Question for Arbor Greene folks: Any interesting stories/hassles with critters coming from the wilderness park? How are the hiking trails? Is there any stargazing to be had with the greenbelt nextdoor or is there still too much light pollution? Your own pros/cons?

Question for Twin Branch folks: Any racetrack issues? Insurance hassles for AE's? Your own pros/cons?

Lastly, coming from Arbor Greene, would Bruce B. Downs to 275 straight into downtown be better, equal, or worse than 75/4 during rush hour, and what hours define rush hour there now?

I used to live in TBA years ago. It's a very large neighborhood. We lived in the middle of it, so we barely heard the racetrack. It doesn't run all year anyway, so even if we could hear it, it wouldn't be all the time. It was a GREAT place to live - nice people, nice houses. My sisters and I were always outside exploring the trails on horseback or just on foot. We used to swim in the creek there all the time.

Yes, it is in a flood zone. During the tropical storm that hit last year, the creek flooded so badly that it flooded our friend's garage and rec room in his house. Nothing happened to our old property, however, because it wasn't super close to the creek. I think if you pick a home that isn't directly on the creek you should be OK.

I'd move back there in a heartbeat. Twin Branch was a great place to live. My parents moved away from there for about 20 years and then moved back recently.
