I don't put much value into a company's BBB rating. The BBB is a joke of an organization that protects 'members' and effectively extorts non-members; i.e. hey we just got this big horrible complaint about you, we're going to put it on our website and give you an F but if you become a member then there are ways you can 'respond' to make the issue get swept under the rug. My job involves working with numerous small businesses and I see these things happen all the time; plus I've been burned by A rated companies personally for home repair stuff, filed complaints and magically nothing ever happens.

Regarding OP's question; see if the builder offers an option to work on a fee basis. I really don't like builders who agree to a specific price and then it all becomes a black box as to how money is being spent. You end up wandering if they mis-estimated one thing and substitute in other areas to make up for it, etc. I'm building a new house now, the fourth I've built, and I learn new ways to get burned with each iteration. This time around I found a builder that is doing things on a fee basis and he's completely transparent on all sub-contractor materials and labor, so I know exactly what is coming in higher or lower than his initial estimates and why, and I have the option to demand changes if needed, go out on my own and ensure the prices he's forwarding to me are reasonable, etc. It's so much lower stress than my past builds. I've been in the current house seven years and am still finding places that builder cut corners but hid.

I have never looked at a Taylor Morrison home but I do live in a Westbay home and had a good experience during the offer, build and close steps. Westbay has always been very responsive to my questions and needs.
