I have been using the pasco county tax appraiser website to look up the taxes on homes for sale and am confused. Can someone help? I realize the taxes will go up on the home once it is sold for the new sales price. But the website shows taxes, taxes without save our home exemption, then taxes without any exemptions. I know the homestead exemption takes $25,000 off the tax amount but what is the save our homes and does it apply immediately or do you have to apply for it and wait a year to get that exemption when you purchase a house?

It is my understanding that no Florida exemption is immediate- you must way until the county's next fiscal year for it to take effect. As for the "save our homes"- I have no idea- have you googled it on the Pasco County website?

You have to apply at the beginning of the new year, 2008, if you purchased a home this year. The following years it will continue on it's own. If you purchased a used home, you got their's the partial year.

Save our homes goes into effect when you apply for your homestead exemption. It limits the amount your homes assessed value can be raised to 3% a year.
When you first purchase, the first year after you buy will be adjusted in the assessed value after that you get the $25,000 exemption and Save our Homes kicks in

You have to be an American citizen or have a greencard to be able to apply for it

You have to wait a year and then you'll get the extra $25K discount.
