Budget 500k
Would like to commute <20 to 30 min.
Water front would be nice.

Please suggest suburbs you would settle into.

Just to add, I have thought about east lake, right on the west edge of Lake Tarpon

Keep in mind that Pasco has lower property taxes.

In NPR you can find waterfront for that. Look at gulf harbors sea forest area. Also oyster bayou manor beach
Hernando beach might be an option. You may want to rent first before you buy. Tarpon has some nice areas. Be aware of the flood insurance issue.

I am new to the state and am renting in NPR for the first year. Thank you all for hour responses.

When I do look into buying, should I contact the insurance company to find out if they will cover me for flood and sinkhole coverage. I understand it's pretty hard and expensive to run diagnostics for a sinkhole.

How much are you guys paying for the two above?

We pay flood insurance and live in MiraBay, an AE flood zone. We pay for two buildings - our house and our detached garage. The rate is $710 for our 2200+ square foot house and $194 for our 600 square foot garage. Flood insurance is priced per structure so if your garage is attached to your house, it will be included as part of the house (one structure).

When you do find a house you want to buy, talk to an agent in the area to get estimates for all your insurance coverages.

That sure is cheaper than what it cost for flood on my 20k house. They wanted like $1600 for flood zone A.

I go bare and have saved enough to buy another house after all these years.
