Any information about this neighborhoods, Im planning to invest in that area.
Is it safe place ? easy to rent out ?

Not safe, ghetto. Easy to rent out to unsavory people, if you are in it to just make money, buy something, section 8 it and you will always have a steady income stream. Your home will be ruined in the process, but it's clair mel, it probably sucks anyway. It's what I consider "suitcase city south"

Curious to hear from anyone that actually lives there currently. I have been through the area many times and have always felt the area was working class but not a "war zone".

No unlike you people don't need to live behind a gate to live a decent life. Some of us don't need such a high horse to feel good about ourselves. Remember people from all walks of life move to florida. We all don't need to live in plastic subdivsions competeing against Mr Jones accross the street with the latest and greatest. I spent a lot of my working life in homes of people in different parts of the Tampa Bay Area. From Avila, Davis Island, South Tampa and Harbor Island to the Trailer Park at the end of the road. I found good people living decent lives in all. I have hired people with prison records before and some have turned out to be my best employees. I prefer to not judge people and places before I get to know them. I have been fooled before. Once I was working on a home on a beautiful lake in Odessa. Large lot, had to be over a million dollar home. The owner pulled up in a run down pickup, looked like he could of been holding a sign for food on any corner in town. So I say again, I will wait to hear from someone who actually lives there before l take your opinion on people and places.

Why do you make a habit of defending the crappiest parts of town?

Next thing you will say college hill or south st. pete is good parts of town

Have never been thru there myself but just to look at maps and data...

seems to be in unincorporated Hillsborough County...
bound on the N by the Palm River which is immediately south of the Expressway and Adamo.
bound on the E by essentially the Bay and the Port
bound on the S by an area called Progress Village
bound on the W by 301
more or less adjacent to Brandon to the E of it
more or less cattycorner to Riverview
centered at approx. 6800 block Causeway Blvd

Here's a two mile radius about its center with regard to sexual offenders.
