My husband and I are planning a central Florida visit in January. We would like to find a good realtor. What constitutes a good realtor to us is someone with good product knowledge. So many times we have had realtors with little idea of what's on the market or coming on the market, what is a good location vs an okay or poor location, and recognition of a well priced home vs an overpriced one. We have experience with closings so only need local customs explained on the closing side.

We lived in Santa Rosa Beach for a while, and are looking for a warmer area with more of a community spirit. Dunedin seems like a great place on paper.

Thanks for any help. If the tone of this request sounds harsh, I apologize. I just think a good realtor is an invaluable tool and can be hard to find.

I agree with you on a good realtor is not always easy to find as there are like in many professions the good, bad and the worst!

I would advise to talk with different agents and see who will fit your personality and needs the best as the inventory is smaller which makes it for both sides more challenging to find a property that fits your needs.

Please be aware that if you need a mortgage that closings have changed from how your experience has been as the government implemented new rules as of October 2015. No more HUD statements and in many cases longer times lines to close if you need a mortgage. In cash closings nothing changed.

Do what I do.. If the realtor's photo has them talking on the phone, wearing a big hat, holding their thumbs up, old glamour shot, or leaning back with their arms crossed, do not choose them. Find the one with the least goofiest photo!
