Insane from a cost perspective, rules, or both? We used to own a co-op in Manhattan, and I was President of the board for a year. Perhaps I would fit right into insane HOA's.

There are plenty of places with character scattered about the Tampa area, Like others have said, there are areas like South Tampa and Davis Island where character abounds. But it can also be found in other areas if you look deep enough. for 800K you an even build a home with character in a newer neighborhood in the suburbs if you desired.

A Google search for "homes for sale Coral Gabels FL" shows a wide variety of home styles.
"Here everything is boring beige with 3 models to choose from, all equally UGLY and NOT functional" is not something I see in Coral Gables or anywhere in FL with the exception of some subdivisions.
