If you insist on Lutz, look in the Pasco County part. Pasco's property taxes are less than Hillsborough.

I don't feel one way or the other about Lutz. It's ok. Sort of centrally located, cheaper than the closer-in communities nearby like Citrus Park, Carrollwood, etc. I live a stone's throw away in Land O Lakes.

Yes, Lutz will be mostly stagnant in the summer. If you want breezes you're going to want to be near or on the coast, but the tradeoff is you'll be in a flood zone/hurricane evacuation zone, and the properties will be much more expensive unless you buy in a dumpy area like west Pasco.

Default Researching the Tampa area from Northern Virginia.

Researching the Tampa area from Northern Virginia. Retiring from federal job in a couple of years. Already retired from military. Maybe work for the state, go with private or maybe just not work. Did research on City-Data.com and Neighborhood Scout websites on the area and now asking for first-hand information from locals. Looked at Greater Carrollwood, Race Track Rd/Nine Eagles and Lutz. Even looked down at Bradenton. House budget is $350-450K. Any help is greatly appreciated. Thanks!

Way too many variables to consider - work location, hobbies, hospitals, entertainment, crime stats, flood zones. $350k can buy you a lot of house in a quality community.

I like this community S. Hillsborough. $99 for Stay 3 days -

RetiredUSArmy. Look at Eastlake Woodlands. It is fantastic and has all types of SFH.

Nine Eagles is nice, just not as big as ELW.

Default Lutz Relocation

Not sure if you have made the leap already, but if you are still looking, consider Cheval, Villarosa, or Heritage Harbor. There are homes in your price range, and this side of Lutz is not as crowded compared to the Wesley Chapel side. That said, the entire area is under a construction boom but mostly to the north (route 54).

Schools here are good, and the high school (Steinbrenner) is definitely one of the better ones. We relocated from New York. Let me say this, Lutz is not NY or NJ, or like any other area of the northeast. But so what; isn't that why you are moving? Lol.

Good families here, centrally located to city and beaches alike. Still suburban.
